Major Duties and Responsibilities:
As a Branch Manager/Lead Escrow Officer, you will be at the heart of the
real estate closing transaction process. This role requires independent
judgment, extensive knowledge, and the experience necessary to navigate
any situation that may arise during the escrow process. Your main
responsibilities will include:
* Managing Real Estate Closings: Oversee the entire closing
process, ensuring compliance with real estate contracts, lender
instructions, title requirements, company policies, and other pertinent
guidelines.
* Escrow Expertise: Utilize your in-depth understanding of the escrow
process to facilitate the seamless transfer of property titles in
accordance with real estate contracts and lender instructions.
* Title Issue Resolution: Collaborate with our examination team to
address title issues, including legal descriptions, easements, lot
splits, tax liens, boundary disputes, and more.
* Document Preparation: Prepare all necessary closing documents to
ensure the issuance of title insurance at closing.
* Financial Oversight: Manage the issuance of checks, bills,
statements, and receipts associated with the closing process.
* Document Security: Secure all required documents, both corrective
and otherwise, for title insurance issuance.
* Conduct Closings: Facilitate closing meetings with customers,
realtors, lenders, and attorneys.
* Accuracy Verification: Before disbursement, confirm all funds are
collected, documents are accurate, signatures are obtained, and legal
descriptions are correct.
* Tax and Dues Collection: Collect all due taxes, HOA dues,
delinquencies, and principal and interest payments.
* Payoff Management: Ensure all payoffs are collected, mailed,
delivered, or wired according to instructions.
* Legal Verification: Verify all legal documents for correct
acknowledgments, legal, and lien information before recording.
* Team Management: Oversee the work of the escrow assistant and
contribute to their development.
* Client Relationship Development: Manage and develop client
relationships to ensure future real estate closing transactions.
* Business Development: Market new business and engage with

Job Qualifications:
* Education and Experience: College degree and at least three years
of relevant experience required.
* Technical Skills: Proficiency in Microsoft Office Suite.
