About the Job
Position Summary: Respond professionally to tenant and public requests. Operate and maintain all HVAC and MEP equipment efficiently. Serve as a Systems Operator, supervise maintenance work, and fill in across properties as needed, ensuring schedules are met.
Key Responsibilities:
- Respond promptly to tenant requests.
- Ensure compliance with safety and environmental regulations.
- Order and inventory parts and supplies.
- Manage water treatment chemicals and perform tests.
- Maintain logs and inspect building mechanical and safety equipment.
- Complete work orders via CMMS.
- Independently operate, maintain, and repair electrical, mechanical, HVAC, and MEP systems.
- Maintain and repair architectural and plumbing systems.
- Adjust HVAC equipment to maintain comfort zones.
- Properly record meter readings, service requests, timecards, and maintenance forms.
- Maintain plant logs and files.
Qualifications:
- Minimum 3 years of building engineering experience.
- High Pressure Boiler Operator’s License and Refrigeration Operator License preferred.
- EPA 608 Universal Certification preferred.
- Knowledge of electrical, electronic, pneumatic, and mechanical control devices.
- Proficiency with basic and power tools.
- Ability to read and use shop manuals, drawings, blueprints, and schematics.
- Skilled in troubleshooting and using measuring equipment.
- Proficient with personal computers and CMMS software.
- Excellent verbal and written communication skills.
Physical Requirements:
- Ability to climb stairs and ladders, and work standing all day.
- Access remote areas like crawl spaces and roofs.
- Full manual dexterity for various tasks.
- Ability to lift at least 50 lbs and work in hazardous environments and all weather conditions.

- Valid driver’s license with good driving record.
- Ability to operate rigging and lifting devices safely.
- Positive and professional interaction with co-workers, tenants, contractors, and the public.
