DESCRIPTION:
To inspect and proactively maintain all locations buildings, including all internal and external aspects. To inspect and proactively maintain all outside equipment and grounds related items. This position is also responsible for the inspection and maintenance of various utilities, HVAC and support systems. The incumbent shall accomplish this through use of the preventative maintenance program, work orders, and through visual inspections.
Essential Functions & Responsibilities
The Incumbent is responsible for the maintaining of the following systems:
All building facilities
Interior and exterior, roofs, walls, ceilings, and floors.
Factory site and grounds
Fences, gates, grounds, appearance, parking lots.
Lawn Sprinklers
deep well pump, irrigation, piping, control valves, control systems.
Utilities
compressed air, domestic water, hot water, high pressure water systems.
Heating ventilation and air conditioning systems for all facilities.
Lighting systems
emergency exit lighting, production lighting, office lighting.
Doors
Manual, electric actuated, control systems.
Storm water management system
collectors, drains, piping, diffusers
Paint & protective coatings.
Monitoring total dissolved solids (TDS) and pH using titration test and electronic testing equipment.
Maintain correct chemical balance of water treatment systems by adjusting chemical management system on a daily basis.
Perform maintenance of equipment including greasing and oiling, changing of seals and gaskets, bearing replacement, welding.
Assist production and refrigeration maintenance technicians when needed.
Maintain all lift stations – pump testing, manual testing of controls.
Sheet metal fabrication
Follow Safety Guidelines in accordance with Safe Practices and Job Safety Analysis. Participates in Work Safe Process.
Responsible for adhering FSQ guidelines and supporting the overall QRMP process.
Expected Experience & Required Skills
Electrical systems installation, operation, maintenance, troubleshooting, and safety. Includes DC, low voltage 120V, 240V.
Piping system installation, troubleshooting, and repair.
Pneumatics and pneumatic system installation, troubleshooting, and repair.
Hydraulic system installation, troubleshooting, and repair.
Carpentry and construction.
Plumbing.
Metal working and fabrication.
Mechanical maintenance of utilities equipment.
Performing daily inspections of all assigned equipment for proper operation.
Completion of preventative maintenance procedures.
Completion of assigned work orders.
Performing and completing safety inspections.
Inspect and monitor the use of all utilities.
Regular and accurate record keeping.
Proficient use of the computerized maintenance management system.
Communication, both written and oral, with maintenance management staff.
Communication and cooperation with all other departments.
Determination of necessary spare parts.
Completion of any task assigned by management.
Thorough use of total quality management (TQM) principles for identifying and elimination of issues.
Organizational skills to maintain all work areas in a neat and orderly fashion.
Promoting and participating in job safety.
Good manufacturing practices and food safety in all aspects of the job.
