Building Maintenance Technician - Bluestone Real Estate Services

• This position reports to one or more HOA/Condominium communities in the Portland Portland metro area on a daily basis.
• Perform regular inspections and repairs of common areas, facilities, equipment, and recreational areas. Ensure cleanliness, safety, and proper functioning. Coordinate with contractors for major repairs or renovations.
• Respond to maintenance requests promptly and collaborate with management to address building maintenance and property concerns. Maintain accurate records of maintenance activities, repairs, and inventory.
• Coordinate with vendors to schedule and oversee facility maintenance repairs, ensuring timely and satisfactory completion of maintenance tasks.
• Carrying out regular maintenance schedules for HVAC systems, elevators and other equipment to avoid breakdowns.
• Testing fire alarms, sprinkler systems, and emergency lighting systems regularly.
• Perform seasonal maintenance duties.
• Handle administrative tasks such as maintaining records and ordering supplies.

• Minimum 1 year of experience in property management maintenance. 
• Experience repairing and maintaining of one or more of the following building systems: electrical, plumbing, HVAC, pool/spa, mechanical systems.
• Ability to respond to after-hours maintenance emergencies.
• Ability to participate in On-Call rotation, if applicable.
• Strong interpersonal communication skills.
• Ability to operate maintenance tools and equipment safely.
• Ability to lift heavy objects, climb ladders, and perform manual labor.
• A valid driver’s license and active insurance. Reliable transportation.
