Overview:
Vortix Group is seeking a proactive, responsible, and licensed architect in the State of California, preferably with a license to operate in San Diego. The architect will play a key role in assessing the feasibility of adding Additional Dwelling Units (ADUs) or hybrid living spaces to existing properties, coordinating a team of consultants, creating detailed plans, and ensuring smooth permit submissions to city planning departments.
Key Responsibilities:
- Feasibility Assessment:
- Conduct comprehensive assessments for potential ADU or hybrid living space projects in residential and commercial properties.
- Evaluate zoning regulations, site conditions, and project constraints to determine feasibility.
- Collaborate with stakeholders to develop innovative and cost-effective solutions.
- Design and Planning:
- Create detailed and high-quality architectural plans, ensuring compliance with California building standards (including Title 24) and local San Diego regulations.
- Design ADUs and hybrid living spaces that integrate seamlessly with existing structures and align with the overall project vision.
- Utilize architectural software such as AutoCAD, or similar tools for design generation.
- Consultant Coordination:
- Collaborate with various consultants, including structural, civil, and MEP engineers, as well as landscape architects and environmental specialists.
- Ensure all aspects of the design meet regulatory requirements and are coordinated with the respective consultants to avoid conflicts or delays in the project timeline.
- Permit Submission and Liaison with Authorities:
- Prepare and submit necessary documents and plans to city planning and building departments.
- Act as the primary point of contact for any city-related queries or revisions required during the approval process.
- Maintain a proactive approach to handling city feedback and resolving issues promptly to ensure a smooth permitting process.
- On-Site Visits and Field Work:
- Conduct regular on-site inspections and meetings to oversee project development and ensure that all aspects are in compliance with approved plans.
- Ensure quality control and address any issues arising during construction phases related to the architectural designs.
- Stakeholder Communication:
- Engage with clients, investors, and other stakeholders to provide regular updates on project feasibility, design progress, and timelines.
- Present project concepts, costs, and timelines effectively to both English and Spanish-speaking clients, maintaining open and clear lines of communication.
- Project Management and Deadlines:
- Ensure all project deliverables meet specified timelines and budget requirements.
- Manage and prioritize multiple projects simultaneously, with strong attention to detail and deadlines.
- Maintain responsibility for overall project success from the initial feasibility study through to final approval and implementation.
Qualifications:
- Licensed Architect: Must hold a valid architectural license in the state of California, with preference for those licensed to work in San Diego.
- Experience: Minimum of 5 years of professional experience in architecture, particularly in residential and hybrid living space designs.
- ADU Experience: Demonstrated expertise in designing ADUs or hybrid spaces is strongly preferred, along with knowledge of California’s ADU regulations and city permitting processes.
- Bilingual: Fluent in both Spanish and English, with the ability to communicate and present technical and architectural concepts in both languages.
- Technical Skills: Proficiency in AutoCAD, Revit, or other architectural software. Familiarity with BIM modeling is a plus.
- Knowledge of Regulations: In-depth understanding of California building codes, zoning laws, environmental regulations, and local city ordinances (especially in San Diego).
- Communication: Excellent verbal and written communication skills to interact with clients, consultants, and government agencies.
- Team Player: Willingness to work collaboratively with consultants, clients, and the internal Vortix Group team.
- Field Work: Willingness to work on-site as required for site inspections, field work, and meetings.
- Detail-Oriented and Proactive: Must be highly organized and proactive in handling tasks, including planning, coordination, and execution of architectural projects.
