Overview
We are looking for an experienced Chief Engineer in Houston, TX. Maintaining premises of commercial buildings by performing the following duties and other task assigned by Property Manager and/or Regional Associate Director, Engineering.
Responsibilities
- Review job or work orders to determine work priorities. Schedules repair, maintenance, and installation of machines, tools, and equipment to ensure continuous operations.
- Directs operation of and maintenance activities on utility systems to provide continuous supply of heat, steam, electric power, gas, or air required for operations.
- Develops preventive maintenance program in conjunction with engineering and maintenance staff.
- Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities.
- Inspects operating machines and equipment for conformance with operational standards.
- Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greaterutilization of labor and materials.
- Requisitions tools, equipment, and supplies required for operations, and conduct periodic inventory of same.
- Directs training and indoctrination of workers to improve work performance and acquaint workers with company policies and procedures, including safety regulations (OSHA, etc.).
- Confers with management to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment.
- Prepares or assists in preparation of department budget and monitors expenditure of funds in budget.
SUPERVISORY RESPONSIBILITIES:
- Directly supervises 1 to 5 employees in the Engineering Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION AND/OR EXPERIENCE:
- Associates degree (A. A.) or equivalent from two-year college or technical school; or one to five years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS:
- Ability to read, analyze, and interpret general technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers, and clients.
MATHEMATICAL SKILLS:
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY:
- Ability to solve practical problems and deal with a variety of concrete variables in situations where some standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS:
- Journeyman's level license, or acceptable equivalent skill level of all mechanical and control systems including the following: Plumbing, HVAC, and electrical. Refrigerant certification. Licenses required by state or local municipalities may be required.
OTHER SKILLS AND ABILITIES:
- Familiarity with computers and various software for word processing, spreadsheet preparation, and energy management systems.
