Commercial Concrete Estimator
Reports to: Managing Members, Sr Estimator
Coordinates with: Managers, PM’s, Superintendent
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge of the working conditions to include physical requirements necessary to perform this job. The Project Manager role is essential in ensuring timely and successful completion of construction projects.
Essential Duties, Responsibilities, and Requirements:
- Oversees assigned jobs including labor, materials, equipment, scheduling, and submittals.
- Assist in requests, receiving, and managing bid opportunities.
- Read and comprehend all provided bid and preconstruction documents.
- Must know how to read and understand blueprints.
- Estimate various sized commercial concrete construction project to include quantity take-offs, secure vendor/material quotes, secure subcontractor quotes, and assemble pricing.
- Become familiar with all aspects of the job plans and specifications; fully understand the scope of work.
- Complete bid and proposal reviews with the company owner, accounting, and project managers.
- Write and submit proposals.
- Resolve cost differences by analyzing and collecting information.
- Complete bid/bidder inquiries.
- Assist in complete prequalification requests.
- Follow-up and inquire on previously submitted bids.
- Prepare initial job notes for new projects for Project Management and the field.
- Participate in transition of job from estimating to project management (including planning, buyouts, scope, etc.)
- Review cost history on completed projects and apply appropriate prices and labor factors to materials, equipment, formwork, etc.).
- Must be organized and efficient by being ahead of crews by four weeks on RFI’s, procurement of materials, and scheduling. Coordinates with General Contractors and other Sub-contractors.
- Review all project documents, including project submittals, RFI’s, and shop drawings, for completeness and accuracy.
- Must be able to pass a drug screen.
- Must possess a valid driver’s license and qualify to drive under company vehicle policy.
- Follow instructions, respond to management direction; take responsibility for own actions; meet commitments; follow policies and procedures.
- Must have knowledge of concrete installation and operations.
- Must be technology savvy. Use software consistently and accurately. Possess computer skills required for various software and programs. Be capable of learning new software and integrating it into workflow.
- Collaborate with field in helping to create and coordinate change orders.
- Read, understand, and interpret contract documents, drawings, specifications, scopes of work, and project schedule. Interpret plans and specifications as required and coordinate with Superintendent to ensure work is completed according to plans and specifications. Be aware of day-to-day operations, as well as work with management to forecast schedules.
- Plan and coordinate with superintendent the materials needed for scope of work. Ensures that all products and materials incorporated into the project are per approved submittals and contract documents. Verify and coordinate scope of work with on-site personnel.
- Provide strong attention to detail while producing accurate and high-quality work within budget and schedule. Responsible for estimate review and job cost breakdown.
- Be included in client relations om assigned projects from preconstruction to closeout, if needed.
- Represent Innovative Concrete, LLC to clients in a professional manner and build trusting relationships. Must display exemplary professionalism in how they treat and interact with others.
- Establish and maintain positive and effective relationships with all personnel, including but not limited to; owners, clients, superintendents, foreman, project team, consultants/architect/engineers, subcontractors, adjacent community, and governmental agencies.
- Maximize problem-solving through communication with all personnel, work hard to find solutions to problems. Expected to be able to work with others to resolve issues ahead of scheduled work.
- Maintain all paperwork needed for jobsites.
- Attend team meetings, owner/architect meetings, and presenting job cost, scheduling updates and project status reports at regular intervals, when needed.
- Ability to work under pressure.
- Ability to multi-task and handle competing priorities.
- Ability to work long hours as required.
- Ability to work nights, weekends, and holidays, if required.
- Must be willing and able to travel to various job sites if needed.
- Must be willing and able to work in adverse weather conditions, while maintaining a positive attitude.
- Must be dependable and complete tasks/projects on time.
- Must have regular, punctual, and reliable attendance.
- Responsible for the proper use of company credit card and for submitting credit card receipts to the finance department by the last day of month.
- Other related duties as assigned or needed.
