Are you passionate about delivering outstanding service and ensuring the seamless operation of commercial, residential, and vacation properties? Join our team as a Commercial & Residential Service Manager, where you'll be essential in providing exceptional service to tenants, residents, guests, vendors, and team members.
In this role, you'll manage projects from start to finish by sourcing vendors, overseeing contracts, staying within budget, and meeting deadlines. Building strong contractor relationships and communicating effectively are key, as you'll collaborate with Property Management to achieve our financial and strategic goals.

About this Opportunity:
- Location: 405 Golfway W Drive, Suite 300, St Augustine, FL 32095
- Compensation: $65,000-$70,000 annually with bonus opportunity
- Position Type: Full-time
- Schedule: M-F with rotating on-call weekends. Flexibility available
What we are looking for in a Commercial & Residential Service Manager:
- Ability to perform physical tasks such as walking the grounds and apartments, ascending stairs, lifting 60 lbs., climbing ladders over 10 feet, and other general physical activities like bending, kneeling, and pushing.
- Excellent knowledge of maintenance aspects in an apartment community, building sciences, and ability to meet service assessment standards of a Regional Service Manager
- Availability for after-hours emergencies
- HVAC certification is a plus
- 4-6 years of experience in maintenance, construction, and repair for residential communities and/or commercial assets
- Experience with Appfolio is a plus
- Background in managing preventative maintenance or capital improvement projects
What you will do as a commercial & Residential Service Manager:
- Travel/Schedule: Must have a reliable vehicle and tools for daily tasks. Participate in the on-call rotation for weekends and holidays.
- Personnel Management: Oversee direct reports, providing training on software and maintenance needs.
- Hospitality/WOW: Build strong relationships with tenants, residents, and team members. Ensure quality and excellence, delivering a WOW experience by completing all service requests and asset upkeep.
- Project Estimates: Develop scopes, troubleshoot issues, obtain 3 bids per project, and ensure vendor compliance with insurance and requirements.
- Inspection Logs: Create and maintain inspection logs for all properties, ensuring timely completion of required inspections (elevators, fire panels, sprinkler systems, etc.).
- Tools & Equipment: Safely use and store tools, following protocols, and maintain clean workspaces and inventory control.
- Preventative Maintenance: Oversee mechanical systems, schedule preventive maintenance, and ensure systems remain in good repair.
- Solution-Oriented: Identify problems and propose solutions to ensure assets represent DLP positively. Collaborate with team members and recommend process improvements.
- Meetings: Lead weekly meetings with Service Techs and General Manager to plan and review projects, address issues, and track progress.
- Work Order Management: Manage work orders, monitor progress, and ensure completion within 48 hours with clear communication to tenants/residents.
- Asset Inspections: Oversee cleanliness and maintenance of common areas, conduct move-out inspections, and document using AppFolio.
