Job Summary
We are seeking a full-time Commercial Title Examiner to join our team. The role involves researching title resources and public records, preparing title commitments, pro forma policies, endorsements, and other title products. The examiner will handle complex title orders, review legal documents, and provide underwriting solutions while ensuring compliance with company, underwriter, and local standards.
The ideal candidate will possess strong analytical, communication, and problem-solving skills and a deep understanding of real property law and title examination procedures. They must also be able to work independently, manage deadlines, and offer guidance to customers and escrow officers during the closing process.
Key responsibilities include:
- Analyze data and prepare or assist in preparing commitments, pro forma policies, endorsements, and invoices.
- Perform title examination of complex title orders requiring a high level of title expertise.
- Examine complex commercial or unusual residential titles by following company, underwriter, and local examining standards to determine their status.
- Abstract and analyze deeds, deeds of trust/mortgages, leases/sub-leases, easements, judgments, tax assessments, mineral reservations, and other applicable instruments.
- Map/plot and compare legal descriptions across recorded and un-recorded instruments.
- Review surveys and identify matters to be addressed in the transaction or documents.
- Maintain regular attendance at work.
- Reliable transportation.

Qualifications and Skills
- Strong analytical and problem-solving skills.
- Strong verbal and written communication skills.
- Knowledge and understanding of real property law.
- Knowledge of the procedures for searching and abstracting title status to real property.
- Read, decipher, draw, and find errors/inconsistencies in legal descriptions relating to title orders and read a survey.
Education/Experience:
Education: High School diploma or the recognized equivalent is required.
Experience: Minimum seven years of experience in the title industry or a combination of education and experience.
Licenses: Michigan Title Producers Licenses
Computer Skills:
Proficient computer skills with Microsoft Office suite.
