SUMMARY This position is responsible for marketing EDEN's subsidized housing programs and recruiting new landlords in the private sector to work with long-term and short-term subsidy programs. ESSENTIAL JOB FUNCTIONS - 1. Outreach and marketing
- Perform landlord outreach efforts including meeting with various interested parties to discuss the advantages of participating in EDEN voucher programs; on-site visits at apartment complexes or realtors' offices; presentations at EDEN and attending meetings where interested parties may be present.
- Coordinate landlord outreach efforts with local partners to include apartment associations, Board of Realtors, tenant council's and other community partners with an emphasis on recruiting additional property owners willing to lease their properties to participants of our programs and any other rental assistance programs.
- Coordinate and conduct informational and educational forums for property owners/property investors/managers and vouchered tenants; and invite property owners/investors and managers to initial orientations to learn about our programs
- Cultivate strong business relationships with property owners/landlords that provide quality housing for subsidy holders.
- Improve and generate marketing materials/strategies associated with both long-term and short-term housing programs.
- Track the number of new landlords recruited monthly.
- Visit properties for potential units and inspect for livability.
- Investigate complaints related to participants and property owners.
- Return phone calls and emails to landlord/Property Owners inquiring about the EDEN programs.
- Program improvements
- Ensure compliance with Expanding Housing Opportunities to include outreach efforts to encourage participation of owners with units in high opportunity areas.
- Identify opportunities for expanding the number of units available to voucher participants using market data and other sources of information.
- Develop and maintain a network of professional contacts in the property management and real estate industry.
- Maintain an in-depth knowledge of Housing Choice Voucher, Project Based Voucher and program rules and procedures.
- Customer contact and service
- Serve as the primary point of contact for property managers/owners concerns and complaints.
- Conduct informal HQS/NSPIRE inspections of open available units.
- Administer and monitor usage of flexible funding to assist families with rental application fees and security deposits.
- Establish relationships with landlords to assist in locating appropriate housing, especially those who have multiple barriers to obtaining permanent housing.
- Assist Housing Stability Specialists with locating a specialized unit.
- Assist Housing Stability Specialist with placement to avoid stay-overs.
- Understand the responsibilities of both landlord and tenant law.
- Data maintenance
- Notify Finance of owner/management changes.
- Develop recommendations to modify and update EDEN policies and procedures that improve customer service.
- Upload documents into Onbase.
- Look up landlord information in YARDI to answer questions about approval and payment details.
- Develop and maintain a database of vacancies, landlords, and landlord rental criteria.
- Assist with newsletter and or topics.
- Monitor landlord mailbox and respond within 48 business hours.
- Employee accountability
- Present a professional image as a representative of EDEN.
- Maintain a high degree of confidentiality relative to work performed.
- Fulfill all duties and responsibilities with a high level of integrity, honesty and adherence to agency policies and rules.
- Establish and maintain effective professional working relationships with co-workers, management, partner agencies and the community.
- View units in the community for readiness before placing on weekly listings.
- For communities, such as, Strongsville, North Olmsted, Lorain County, some photos will be accepted for readiness.

REQUIRED QUALIFICATIONS Education, Training and/or Experience Bachelor's degree in Business, Marketing, or a related field with related experience or equivalent combination of education and/or experience required. 3 to 5 years of relevant work experience. Or: In place of the above requirements, the incumbent may possess a combination of relevant education and experience that would demonstrate the individual's knowledge, skill, and ability to perform the essential duties and responsibilities listed above. Valid Ohio driver's license with good driving record and proof of insurance, no more than 3 points. Must have own reliable transportation.
