RealAmerica Management, LLC has a Part-Time opening for a Section 42 Compliance Specialist.

Purpose of Position: Help to ensure that all properties managed by the company are in full compliance with all applicable Regulatory Agreements (Section 42, etc.)
Essential Duties:
- Execute processes as they relate to compliance with funding resources for each property in the Company’s portfolio.
Staff Training
- Be accessible and knowledgeable about all compliance processes and regulations so site staff can ask questions easily and receive correct and practical answers whenever needed.
- Assist with training materials.
Tenant Qualification Review
- Provide tenant qualification review and approval before move-in for ALL new tenants as well as annual renewals/re-certifications. In connection with such an approval, the following items are reviewed for compliance with Section 42 and/or other funding sources:
- Household members;
- Appropriate income and rent set asides (both federal and state requirements);
- Appropriate set asides as elected by the owner in the Rental Housing Finance Application, Land Use Restriction Agreement (LURA); and any other deed restriction on the property;
- Third party and other verification forms identified by the tenant's application;
- Completion and computation of all income and assets for each household reviewed;
- Actual household income on Tenant Income Certification;
- Effective dates and signature dates on applications & verifications;
- Next Available Unit Rule;
- Student status of each household reviewed; and
- Initial lease terms
Tenant File Review
- Provide on-going tenant file compliance review of households.
- Maintain File Review Commission forms for property staff.
Compliance Reporting
- Enter tenant events into the state agency online reporting system monthly.
Record Retention
- Maintain complete tenant files (current and move out) on the Compliance Shared drive.
Essential Qualifications
- Ability to exercise good judgment and self-control.
- Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.
- Good human relation skills demonstrating the ability to deal with a variety of people.
- High School Diploma or equivalent.
- One or more compliance certifications in Section 42.
- Knowledge of computer software specifically Microsoft products: Outlook, Excel, Word and Teams.
Dress Code: Business Professional/Business Casual
A valid driver’s license, background and DMV check and drug screen will be required upon acceptance of an offer to the candidate.
Contacts and Liaisons:
The Compliance Specialist will regularly communicate with all necessary RealAmerica Management Company employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.
