About the Job
Bid Preparation & Cost Estimation:
- Review architectural and engineering plans to prepare accurate quantity takeoffs and cost estimates for commercial construction projects in Arizona and NYC.
- Develop detailed cost estimates for labor, materials, equipment, and subcontractor services. Perform budgeting and value engineering to provide competitive and accurate pricing.
- Solicit, review, and evaluate bids from subcontractors and suppliers.
- Level bids to compare pricing, identify gaps, and ensure complete coverage of the project scope.
- Maintain relationships with existing subcontractors while expanding the network for competitive bidding.
- Compile and organize complete bid packages, including all relevant documents, cost breakdowns, schedules, and subcontractor quotes.
- Prepare final proposals to submit to clients, ensuring deadlines are met and submissions are accurate and professional.
- Coordinate with project managers, architects, and clients to clarify project requirements and resolve any discrepancies.
- Stay up to date with local building codes, materials, and labor costs in both the Arizona and NYC markets.
- Research local and regional market trends for material and labor costs.
- Identify potential project risks and develop strategies to mitigate cost and schedule impacts.
- Use estimating software (e.g., Bluebeam, PlanSwift, Procore) to create accurate takeoffs and cost estimates.
- Collaborate with the team using digital communication tools and cloud-based project management platforms (e.g., Monday.com, Slack).
- Maintain detailed records of all bids, cost estimates, and subcontractor quotes.
- Provide regular reports to leadership on bid progress, success rates, and projected costs.
Experience:
- Minimum of 3-5 years of experience in construction estimating, with a focus on commercial construction projects.
- Proven track record of successfully preparing bids and estimates in both residential and commercial construction sectors.
- Strong knowledge of construction methods, materials, and building codes.
- Proficiency in reading and interpreting blueprints, construction plans, and specifications.
- Proficient with estimating software such as Bluebeam, PlanSwift, or Procore.
- Excellent verbal and written communication skills for coordination with subcontractors, clients, and internal teams.
- Strong organizational skills, attention to detail, and ability to manage multiple bids and deadlines simultaneously.
- Remote position, requiring access to high-speed internet and a home office setup.
- Ability to work across time zones to accommodate both Arizona and NYC markets.
