Project Solutions Inc. is seeking an experienced Construction Manager for a rehabilitation project at the Great Smoky Mountains National Park Headquarters Campus in Gatlinburg, TN.

Project/Position Overview:
The project includes the restoration, rehabilitation, and upgrade of the existing Headquarters building in the Sugarlands Historic District and construction of associated new utilities for water and wastewater to serve these buildings and the campus. All work performed on the Headquarters facility will be sensitive to the historic fabric.
Responsibilities and Duties:
- Provides technical assistance and support to CO during construction.
- Reads, interprets, and understands the construction contract plans and specifications
- Arranges, attends, and facilitates a variety of meetings, including weekly meetings at the project site.
- Documents issues encountered and problems experienced with the construction contractor.
- Reviews contractor's baseline and progress schedules.
- Drafts project related correspondence for NPS to review.
- Understands and documents inspections during and post construction as well as mock-up inspections
- Inspects the work of the construction contractor for progress, workmanship, quality and conformance with contract documents, applicable building codes and safety standards
- Delivers, reports, and reviews evaluations, design work, etc. to CO.
- Reviews and processes construction contractor's RFIs and cost proposals
- Assists in resolution, draft response, tracking, and follow up.
Required Education, Knowledge and Skills:
- Bachelor's degree in architecture, engineering, construction management, or a related field; AND 5 years of management experience in the construction management field
- Understanding of civil, mechanical, electrical, and plumbing systems.
- Experience in managing large-scale construction projects, particularly those involving historic preservation.
- Knowledge of water and wastewater system construction and repair.
- OSHA 30-hour construction safety training preferred.
- Knowledge and experience with construction practices including applicable building codes, applicable safety regulations
- Knowledge of cost estimating with breakdown of labor, materials and equipment costs for proposed construction contract modifications.
- Ability to evaluate payment requests
- Ability to read and interpret plans, schedules, and other specifications.
- Written and verbal communication, problem-solving, and conflict resolution skills
- Knowledge of software including MS Teams, MS Word, MS Excel, Adobe Acrobat, ProjectTeam, Primavera, MS Project, and other software programs typically utilized.
- Ability to communicate effectively with a diverse range of individuals.
- Ability to multi-task and prioritize in a fast-paced work environment.
- Must maintain a valid driver's license.
Working Conditions and Physical Demands:
This position requires both office and field work, exposing the employee to various weather conditions and construction site hazards. Physical demands include the ability to walk and climb stairs or ladders on a daily basis to observe and inspect contract performance. The ability to lift up to 25 pounds and wear personal protective equipment is essential. Frequent travel to the job site(s) is also required.
