Tech USA an immediate opening for a Project Manager with a leading commercial general contractor to support projects in the Raleigh, NC and surrounding areas.

Responsibilities
- Evaluate and complete prime contract, subcontracts and purchase orders and fully understanding the terms and conditions of the contract.
- Identify and address all critical issues, and conduct all reporting in a timely and accurate manner.
- Prepare and update an accurate project schedule with the superintendent
- Ensure that all items are bought out with the pre-construction team to verify scope and cost
- Set up any special procedures and meet with the pre-construction team to understand the scope of the project.
- Review cost reports and submit progress payments to the owner per the contract requirements
- Manage close-out process, ensuring punch list is performed and all closeout procedures are completed in a timely fashion.
- Ensure proper scope and subcontract values are established with pre-construction team.
- Notify owner if there is a change of scope due to RFIs, submittal reviews, and/or direction from the architect that is different from that of the drawings.
- Process change orders and pursue timely approval and payment.
- Provide accurate monthly reports that forecast through project completion
- Evaluate and mitigate owner/project and subcontractor risks. Ensure that all appropriate bonds/insurance and safety programs are in place and maintained.
- Ensure that safety is properly incorporated into job planning and execution.
- Maintain positive client relationships
Requirements
- Bachelor’s Degree preferred; minimum 2-year Associates Degree
- Minimum of 7 years’ experience with commercial construction (i.e. k-12 schools, religious, commercial office, tilt-wall, distribution/light industrial etc.); experience with multi-family also preferred
- Strong computer skills, specifically packaged construction management software
- High level of interpersonal skills
- Strong analytical and organizational abilities are required in order to find solutions to various issues prioritize work and meet deadlines.
