Job Description: Project Executive
Position Summary:
The Project Executive must have the ability to consistently deliver high-quality work, be attentive to detail and actively problem solve throughout the entire construction process. The Project Executive will lead the project team and have overall accountability for the project’s success. This role is responsible for cultivating opportunities for future projects, as well as providing superior client services and maintaining quality assurance.
Essential Duties and Responsibilities
Project Management:
Management of all project team members - project managers, project engineers, superintendents.
· Maintain understanding of project requirements and deliverables. Reviews important details with Team as required for project success.
· Co-develop with Project Team execution strategies, including budget, schedule, quality, safety and risk management strategies.
· Accountable for project completion and financials, critical success factors, customer satisfaction results.
· Guide multiple jobs and multiple job teams operationally in each phase including pre-construction, construction, closeout and post construction services.
· Ensure that the project strategy is clearly defined and communicated at the internal kickoff meeting. Drive the strategy throughout job.
· Collaborate with estimating and purchasing during preconstruction to ensure profitability, client satisfaction and the best subs for the job.
· Work with VP Operations to maintain utmost level of safety and quality on jobsites ensuring that Project Team fully understands Vantage standards.
· Review with team weekly, following SOPs, the project document and procurement process ensuring the following are completed timely: RFIs, submittals, document control, as-builts, PM meeting minutes, material delivery logs, punch lists, weekly update reports, photos, time and quantity documentation, close out process documentation, etc.
Employee Development:
· Mentor and coach project team to ensure their skills and capabilities are being developed.
· Effectively motivate, lead, train and develop people.
· Foster a culture of excellence and work environment which attracts/retains strong staff.
· Comply with Standard Operating Procedures and suggest improvements; actively solicit feedback from team members to improve Operations.
· Inspire staff to develop expanded capabilities and additional skills in order to position them for advancement within the organization.
· In conjunction with VP Operations, monitor project team development. For those wanting to move to the next level, assist in their career path progression.
Leadership/Management:
· Participate in industry events as requested.
· Communicate to VP of Operations on status of Project Manager/Project Engineer workload and ensure team is working efficiently.
· Deal with day to day company operational issues such as staff needs, mitigate project related issues, and be the first point of contact for Project Managers, Superintendents, and Project Engineers when they require assistance.
· Conduct routine inspections of the job site weekly/bi-weekly to verify work progress, safety, environmental compliance, quality and operational standards and specifications are being met.
· Evaluate and ensure a proper response is made by the Project Manager for all client complaints in a timely fashion. Analyze complaint trends and respond with appropriate operational corrective actions after conferring with Supervisor.
· Hold a team project pre-meeting to stay on top of current issues and status as well as stay informed regarding schedule and budget.
· Responsible for reporting weekly, the status of each job and changes in job projection cost during Project Executive Meeting.
· Create and/or review client issued contracts in accordance with Vantage Builders’ standards, maximizing profit and mitigating risk.
· Review awards prior to Project Manager issuing purchase orders to subs. Review change orders to maximize profit.
Sub-Contractor Relations:
· Develop positive relationships with Trade Partners to assure qualified manpower and quality construction.
· Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors and continually instilling this philosophy in the project team.
Client Relations:
· Participates in the development, negotiation and execution of client and trade partner contracts.
· Primary point of contact for maintaining client and architect relationships.
· Formulate and develop contract terms with clients and communicate terms to project team.
· Develop and maintain client and industry relationships at the appropriate level reinforcing Vantage Builders’ commitment to continuously address their needs and interests.
· Assure and measure client satisfaction.
· Support business development activities by building relationships in business and personal networks and through community involvement events.
Qualifications:
· Bachelor’s Degree in construction or engineering.
· Training in OSHA construction safety regulation & environmental compliance regulations, including OSHA 30 certification.
· Minimum of 15 years construction project management experience at the executive level, as well as supervisory experience.
· Experience developing and maintaining client and broker relationships.
· Proven experience mentoring and managing others.
· Proficient knowledge in Microsoft Suite, Procore and Microsoft Project.
· Able to read and analyze blueprints, specifications, proposals and other documentation to review time, cost, and labor estimates for projects.
· Detail-oriented and strong follow-up skills.
· Self-motivated and passionate about delivering exceptional client service.
