Dryman Construction LLC is seeking a dedicated and experienced Construction Project Manager for our Residential Restoration division. The ideal candidate will excel in creating high levels of customer satisfaction by exceeding expectations and fulfilling our contractual obligations through the timely and profitable delivery of restoration services. This role involves overseeing all aspects of restoration projects, ensuring they are completed efficiently and to the highest standards, while maintaining excellent communication with clients and all involved parties.

• Exceed established targets for responding to and completing estimates on losses.
• Maintain strategic relationships with vendors and subcontractors.
• Achieve profitability targets on managed projects.
• Plan and execute projects to completion, ensuring all work meets company standards and client expectations.
• Obtain written contracts and payment terms for projects.
• Ensure efficient and accurate flow of production paperwork from the job site to administration.
• Coordinate resource planning of technicians, laborers, and subcontractors with the scheduler.
• Maintain market leadership through continuous implementation of state-of-the-art technology.
• Coordinate estimates from subcontractors and write job estimates.
• Order materials required for projects and coordinate delivery to job sites.
• Maintain effective communication with customers, building engineers, property managers, tenants, and other stakeholders.
• Perform property inspections and complete reports.

• Maintain project files and documentation.
• Attend and assist in conducting company meetings.
• Perform production work as needed.
• Perform minor repairs on company equipment and vehicles.
• Decision Rights and Authority:
• Schedule service vehicles and technicians.
• Manage project budgets.

• Collaborate with Estimators to review and oversee job estimates.
• Work with the Operations Manager on hiring and discharge of production personnel.
• Coordinate with Marketing for follow-up and job evaluation with customers.
• Coordinate with customer and administration for timely collection of project payments.

• Oral Communication: Speak clearly and persuasively in various situations, effectively communicating with customers.
• Written Communication: Write clear, well-organized estimates, proposals, and emails; read and interpret written information.
• Team Building: Foster a cohesive and effective team environment, sharing credit for accomplishments.
• Planning and Organizing: Develop comprehensive project plans, coordinate with other managers, and manage resources and timelines.

• Education and Experience: High school diploma or GED with 3-5 years of experience managing construction or restoration projects. An associate or bachelor's degree in business or construction management is preferred. Advanced knowledge of building construction, remodeling, or restoration.
• Financial Reports and Budgeting: Understanding of financial reports and budgeting. Ability to assess job performance and identify areas for improvement.
• Technical Skills: Proficiency in technical skills related to the company's services.
• Mathematical Skills: Adequate math skills for project costing and manpower planning.
• Negotiation Skills: Ability to negotiate effectively, creating positive relationships.
• Computer Skills: Proficiency in MS Word, Excel, and experience with Xactimate software.
• Listening Skills: Effective at receiving and responding to feedback and input from customers and employees.
