The PBG project manager is responsible for overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards. The project manager responsibilities span a broad spectrum, covering all the areas of project management like - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management.
Responsibilities
- Develops a cost-effective plan and schedule for completion of projects following a logical pattern for utilization of resources. Establish clear ownership for project tasks and scope.
- Create and update the Master project schedule and review look-ahead schedules created by the superintendents.
- Manage and support the field supervisors and field activities.
- Complete the permitting process as required for each specific project along with confirming compliance with all code requirements.
- Review submittals for accuracy, conformance to project specifications, coordination with related trades and constructability.
- Selects and coordinates the work of subcontractors and vendors working on various phases of the project.
- Cost control management for both the base estimate and all revisions to the work. Responsible for the financial performance of the project.
- Manage accounts receivable and accounts payable issues for each project including completing progress billings and collecting funds from clients on time
- Creating and maintaining a culture that values safety, health and cleanliness.
- Managing and coordinating the work to ensure that it is constructed in an orderly and deliberate manner that is consistent with the standard-of-care set forth in the contract documents that is viewed by industry as an effort that is consistent with best-practices standards.
- Assess and control risk on the project to increase success and profitability.
- Manage and look-ahead no less than two weeks to proactively identifying issues that could lead to problems and facilitate solutions.
- Supervise all assistant managers, project engineers, field supervision, project coordinators and other positions on the project team.
- Manage all project deliverables required by the identified responsible parties/stakeholders
- Ensuring all aspects of the projects are compliant with all contract terms and legal requirements that govern the project and the community in which the project(s) takes place.
- Administering client specific programs, such as Landlord/Site Rules and Regulations, Safety, Site Specific Security, etc.
- Conducting pre-construction, progress and other project meetings and/or participating in regularly held meetings involving PBG internal staff and external stake holders such as owners, subcontractors, etc.
- Meeting with client representatives on a regular basis to discuss the status of projects, to proactively identify and resolve problems and to assure that the client is kept knowledgeable about the status of the work. This also includes meetings with design consultants.
- Managing changes in project scope and implementing document controls to ensure that the most recent documents are being used at all times to prevent avoidable rework.
- Administering contracts, subcontracts, purchase orders and other agreements to ensure that the scope, terms and conditions are consistently and proactively being met.
- Managing the punch list and project closeout process to assure timely completion.
- Maintaining and organizing all project records and documentation.
- Facilitate coordinate and scheduling with supporting work groups, such as the clients internal IS department, vendors, security, etc.
- Other duties may be assigned as need to support the goals of the company.
Minimum Qualifications
- A degree in Construction Management, Architectural, Engineering or related field and/or a history of professional experience in the construction industry
- A demonstrated understanding of construction means and methods associated with the renovation and construction of commercial and institutional buildings and site work related thereto
- A working knowledge of civil, architectural, mechanical and electrical work
- The ability to effectively communicate both in the English written and spoken word
- Proficiency with MS Office, Projects Adobe and other related software required to create required documentation. The ability to use Primavera P6 Timberline, Prolog and similar software is also beneficial
- Current safety credentials to include OSHA requirements and a knowledge of general construction safety requirements.
