Crossroads Construction, LLC is seeking a dynamic and motivated Custom Home Sales Person to join our team. In this role, you will play a vital part in guiding clients through the custom home building process, from initial project analysis to contract handoff. You will help grow our sales department, establish long-term client relationships, and drive the sales of custom homes valued at $500K and above. - Project Analysis: Analyze project requirements, blueprints, and plans to understand the project scope fully.
- Cost Estimation: Prepare material and labor estimates, determining factors influencing project costs, and create detailed cost analyses throughout the project lifecycle.
- Client Meetings: Meet with clients onsite to discuss custom home and remodeling projects, listen to their needs, and provide solutions.
- Relationship Building: Develop and maintain strong client relationships, managing bids from contractors and vendors, and using data effectively to provide tailored estimates.
- Presentations & Documentation: Present estimates and proposals to clients and management, ensuring all project documentation is accurate, detailed, and up-to-date.
- Project Data Collection: Take measurements, photos, and notes using company-provided tools, ensuring thorough documentation of project details.
- Sales Process Management: Build and refine the sales process, focusing on the psychology of selling, multi-step sales processes, value-building, estimating, proposal creation, and contract management.
- Team Handoff: Seamlessly hand off project details to the Project Manager team, while assisting with client communication throughout the production process.
- Sales Department Growth: Lead the development of the sales department, managing multiple projects and leads across different sales cycles, and building a strong sales team.
- Experience: 5+ years of proven experience in residential project estimation and sales coordination, particularly in custom home building and remodeling.
- Technical Proficiency: Strong skills in reading blueprints, project plans, and using estimating software. Experience with design software for kitchen cabinets, counters, and finishes.
- Sales Expertise: Experience selling custom homes priced at $500K and above, with an understanding of new construction, remodeling, knock-downs, and rebuilds.
- Communication: Excellent interpersonal and communication skills to effectively work with clients, vendors, and internal teams.
- Organizational Skills: Strong attention to detail, with the ability to manage multiple projects, leads, and sales cycles simultaneously.
- Portfolio: Ability to provide a portfolio of completed projects, demonstrating your successful sales efforts.
- Clearance: Ability to pass a background check.
