Service for the Underserved, Inc. (S:US) is a dynamic and growing social service and housing agency with over 40 years’ experience in providing housing and services to the most vulnerable in New York City.
The Support Services functions at S:US are carried out by a team of professionals with differing backgrounds who share deeply in the S:US mission. The Real Estate team is tasked with maintaining and expanding S:US’ large and diverse Real Estate portfolio. Our team’s goal is to fulfill S:US’ commitment to reducing homelessness and providing a life of purpose by ensuring all of our residents have a safe, clean, affordable place to call home, and all our staff have the right work environment to carry out the mission.
The Deputy Director of Property Management will work closely with the Director of Leasing and Violations to ensure that S:US’ scattered site portfolio of over 1,000 units is managed efficiently. Effective execution of this position will result in S:US leased properties being managed resourcefully and skillfully. The selected candidate will be able to create an orderly system for lease renewal and a streamlined approach to ensuring repairs are done, mostly by the landlord, in a timely manner. The role will involve a combination of office and field work. Field work will include identifying new spaces, exiting underperforming leases and meeting with landlords and S:US Program staff to best understand program needs. Additional responsibilities across S:US’ Real Estate portfolio (beyond scatter site apartments) may be assigned as needed.
Qualifications
Lease Management
- Maintain coherent system for tracking all aspects of lease portfolio, including renewals, expirations, maintenance and service requests; in collaboration with the properties manager for BX/ MAN. and BK/ QNS.
- Manage relationship with landlords and S:US program staff who are serving residents in the apartments and finance department, which is responsible for rent payment;
- Exit underperforming ones, in consultation with other S:US departments and approval from the Director of RE Leasing and Violations.
- Oversee, maintain, and inspect all DD leased properties located in the five boroughs in collaboration with our internal Central Maintenance team/ VP of Facilities and Leasing.
Internal Collaboration and Reporting
- Work closely with the maintenance, finance and support service departments on the day-to-day operations of S:US’ large and diverse leased portfolio;
- Quality assurance check on property managers to ensure RE data is accurate to program reporting.
- Meet with our internal legal team to collaborate with for repairs escalation, hazardous conditions and HP Action.
- Work with our contract manager to ensure vendor management for moves, cleanings and smaller service contracts are accurate and up to date by ensuring insurance documents are submitted annually and invoices reflect the scope of work.
Miscellaneous
- Submit invoices in Docuware for approval; Authorize to approve up to $500
- Supervise Properties Manager for BX/ MAN. and BK/ QNS.
- Perform additional responsibilities across S:US’ Real Estate portfolio beyond those listed above as assigned.
- Digitizing manual documents for Real Estate and adding them to the shared drive for department access and use.
- Work closely with ConEdison, National Grid and DEP to open and close account on leased properties before occupancy,

- Teamwork: ability to work both independently and in a team-oriented environment.
- Self-Motivated: independent thinker with the ability to demonstrate initiative and endeavor to maintain a stable level of productivity.
- Bachelor’s degree preferred.
- Highschool or GED required.
- 3-5 years of experience in property management, maintenance or leasing (affordable/supportive housing experience preferred);
- Working understanding of leases and common real estate contracts;
- Ability to travel within the 5 boroughs;
- Ability to work extended hours including nights and weekends when necessary (not often).
