POSITION OVERVIEW
The Director, Investments will support the Investment, Capital Markets, and Finance teams by assisting in all aspects of the investment cycle, including performing deal underwriting, executing joint venture, acquisition, and financing transactions, and overseeing the asset management process for existing deals. Additionally, the Director, Investments will be involved with the Capital Markets and Finance teams, with tasks including the preparation and maintenance of capital markets models and decks, corporate-level budgets, cash flow forecasts & financial analysis. Due to the frequent interaction with and coordination among various teams, this is a full-time, in-person position. Essential job functions include, but are not limited to:
Specific job functions include:
- Provide detailed underwriting and structuring analysis of potential investments
- Perform market and submarket research
- Perform property due diligence process including financial modeling, performing site and market tours, engaging with third-party consultants, and facilitating closings
- Assist in negotiating purchase and sale agreements, third-party contracts, joint venture agreements, and loan agreements
- Prepare financial models and marketing material including complex equity and debt structures, offering memorandums, and ad hoc iterative analysis for soliciting debt and equity investors
- Prepare comprehensive investment memoranda and recommendations for HIGHSIDE’s Investment Committee, and for prospective investors, if applicable
- Regularly communicate with sponsors/brokers
- Perform asset management tasks for operational assets including, but not limited to:
- Preparing and maintaining annual business plans, external quarterly reports, internal management updates, cash flow forecasts, and life-of-deal underwriting for existing assets
- Monitoring loan reporting, covenants, and other requirements
- Coordination with property management
- Analyzing disposition strategies
- Regularly communicate with partners and/or third parties to understand and reforecast potential financial variances to asset performance
- Collaborate with the development team to ensure thoughtful underwriting of development deals
- Support the development team on joint ventures with various aspects of the deal
- Assist in the management and development of more junior members of the Investment and Finance teams
QUALIFICATIONS
- MBA or M.S. in Business, Finance, Economics, Real Estate or other financial discipline; a CFA charterholder designation would be considered an advantage
- 7+ years of real estate banking, investment, acquisitions and/or underwriting real estate transactions and experience with development and acquisition transactions
- Strong quantitative, analytical, problem-solving and organization skills
- Strong written and oral communication skills
- Ability to work independently to analyze project financial feasibility and market
- Ability to oversee and provide direction to junior team members
- Self-motivated, curious and innovative, team orientated, with strong time management skills
- Proven ability to multi-task and work proficiently as part of a team
- Values driven, entrepreneurial thinker with ownership mentality comfortable working in a rapidly growing organization
- Strong knowledge of Microsoft Excel and financial modeling
- Must have experience financial modeling, performing IRR calculations, operating proformas, sources & uses, and discounted cash flow analysis
- Qualified candidates will have worked in a full-time role at an investment bank, real estate investment and/or development firm, a commercial real estate lender, or similar experience
- Hospitality and/or multifamily experience preferred but not required
- Willingness to work overtime and travel as needed

COMPENSATION
Employees are entitled to compensation commensurate with skill and experience. The exact compensation will vary based on skills, experience, and other factors permitted by law. The expected compensation for this position will include:
- $125,000 – 160,000 annual base salary; commensurate with experience
- Discretionary bonus, which is not guaranteed and is dependent upon individual and Company performance
- 401k (including limited company match), medical, dental and vision benefits; unlimited paid time off (subject to manager approval); paid holidays; life insurance; short and long-term disability insurance, employee assistance program, and more.
