About the Job
Key Responsibilities/Duties:
- Management of legal department queue and department efficiency, productivity and accuracy.
- Oversee, review and direct the legal department team members, and directly perform, as may be needed:
- Document creation of various legal documents, agreements, memoranda, contracts, estoppels, operating agreements, and other authority documents.
- Review and abstract real estate contracts, draft amendments, order and review title commitments and exceptions documents, review surveys and plats, and coordinate with outside counsel drafting of title objection letter.
- Track contract deadlines and manage due diligence, lender and other checklists.
- Prepare documents for real estate closing and review of settlement statements, managing the legal processes of commercial acquisitions/sales and financing by facilitating communication and coordination between relevant parties including title company, attorneys, equity investors, lenders, sellers, and purchasers.
- Organize and coordinate document signing and delivery to appropriate parties.
- Liaise with Licensed Site Professionals on environmental matters, ensuring compliance with state and federal regulations, and facilitating the successful redevelopment of contaminated sites.
- Oversee and monitor each legal team member’s workload for assignment of contract drafting, project assignment, and timing for loan/refi closings.
- Collaborate with leasing and property management teams for issues or documents to draft requiring legal team assistance.
- Draft, review and negotiate various legal documents for business needs related to other company matters as requested by senior management.
- Interface and collaborate with company departments and teams to review and respond to internal and external legal inquiries.
- Manage approval for creation of entities and pulling of EIN#.
- Manage outside counsel for preparation and/or review of legal documents in connection with real estate transactions and other company matters to ensure timely and effective representation.
- Manage tracking system for receipt of mechanic liens, litigation and other matters requiring internal team response and/or outside legal representation.
- Timely preparation and submission of reports for company investment committee, leadership meetings, and other document preparation as requested by senior management.
- Oversee and monitor the on-going compliance and implementation of legal department processes and training.
- Assist and support department technology and software implementation for internal process optimization (i.e.: Smartsheet software).
- Maintain an organized system for record retention and file maintenance.
- Coordinate with in-house team and outside counsel on negotiation of term sheet or loan commitment from lenders for property-level acquisition, construction, bridge, permanent, and refinance loans.
- Oversee the introduction to company training for newly hired team members.
- Other duties as assigned by senior management.
Essential Skills/Education:
- Education: Bachelor’s or Associate degree in legal studies or equivalent work experience required.
- 3+ years of direct commercial real estate experience.
- Experience dealing with transactional real estate deals and development involving commercial leasing, property management, land acquisitions and sales including title, real estate contracts, real estate closing process, easements and other agreements.
- Strong understanding of Microsoft Office Suite, specifically Excel, PowerPoint, and Word
- Proficient in Adobe Acrobat
- Strong analytical and problem-solving skills with the ability to work effectively in a team environment.
- Excellent verbal and written communication skills;
- Self-motivated, goal-oriented, and highly detail-oriented and organized with an ability to work in a fast-paced environment and manage a high workload.
- Ability to work well under pressure to handle multiple tasks simultaneously, set priorities to meet deadlines with a professional and positive demeanor.
- Must maintain strict confidentiality.
Desired Requirements:
- Experience in commercial real estate development as an attorney, paralegal, corporate in-house legal department
- Experience in a senior management role
- Familiarity with Yardi accounting systems
- Commercial/Industrial leasing knowledge a plus.
