The position and responsibilities you are assuming is the Plant Operations Manager for our community. The Plant Operations Manager assures proper consistent daily and preventative maintenance of our community, including building interior and exterior, grounds, walkways, driveways, housekeeping and parking lot. In addition, certain emergency preparation and response duties, including training of others are the responsibility of the Plant Operations Manager. Supervision of maintenance and housekeeping staff is the responsibility of this position.
Essential functions
- Assures proper and consistent daily maintenance of facility exterior, including building, lawn, plant and/or flower beds, walkways, driveways, and parking lot, by performing or supervising maintenance tasks or facilitating such performance by contracted maintenance services personnel.
- Assures proper and consistent daily maintenance and housekeeping of facility interior, including resident apartments, common areas, offices, storage rooms, and kitchen, by performing or supervising maintenance tasks or facilitating such performance by contracted maintenance services personnel.
- Interviews, hires, supervises and supports reporting positions.
- Repairs facility equipment or facilitates repair by contracted maintenance services personnel.
- Assures all equipment and supplies related to maintenance tasks are stored appropriately and safely.
- Serves as the contact person for all resident/employee phone, cable and computer issues, Muzak, security camera, door locks, Ciscor and any other campus-wide systems.
- Performs duties associated with facility emergency preparation and response systems, including but not limited to fire safety.
- Orders maintenance and housekeeping equipment and supplies, adhering to department budgets.

Physical Demands and Requirements
- Maintain ability to lift 75 pounds; to stand or walk throughout the vast majority of the work day; and to frequently push, pull, bend, twist, and reach
- Must have sufficient manual dexterity to work with the fingers and to reach/handle items.
- Must also be able to walk throughout campus on frequent basis for extended periods of time. (Up to five hours)
- Involves light to heavy physical activity performing non-strenuous and strenuous daily activities.

- May be exposed to bio hazardous materials including, but not limited to, blood and body fluids, sharps exposure, animal dander and latex.
