The Director of Security and safety is an enterprise level position in the risk management function of Pennrose’ company operations. The position will influence Real Estate site selection, site design and building layout. Support all security activities, develop and implement response plans and ensure compliance with safety regulations.
The Director of Security and Safety should be trained in the principles of Crime Prevention Through Environmental Design (CPTED). The proper design and effective use of Pennrose properties can lead to a reduction in the fear of crime and the incidence of crime, and to an improvement into the quality of life of all Pennrose residents. Further, the position is intended to enhance protection against legal claims arising from the actions of third parties at our properties.

Responsibilities:- Crime Prevention Through Environmental Design (CPTED):
- The Director of Security and Safety will be able to introduce CPTED and provide example of how CPTED can it be applied to enhance the look and feel of safe and secure environments. Additionally, the Director of Security and Safety should be able to design a framework to designate, define and design healthy and safe places by incorporating context specific CPTED strategies. Physical design and immediate situational factors such as site design, territorial boundaries, the number of people using or observing the space, their purpose of their use, should all factor in the overall CPTED strategy.
- Security Management:
- Design, implement, and enforce security policies and procedures to protect residents, staff, visitors, and assets.
- In combination with the VP of Legal and Compliance, coordinate the deployment of security personnel, surveillance systems, and physical security infrastructure across residential properties.
- Evaluate and upgrade security technology including alarms, access controls, and camera systems.
- Lead investigations into incidents involving property damage, theft, vandalism, or personal injury.
- Act as the primary liaison with local law enforcement and emergency services to address issues and establish preventive measures.
- Safety Compliance:
- In collaboration with Pennrose design and development, ensure properties are compliant with all local, state, and federal safety regulations and codes (OSHA, fire codes, building regulations, etc.) in compliance with applicable Pennrose Design and Development Standards.
- Conduct regular safety inspections, audits, and risk assessments for all properties.
- Develop and lead training programs for staff on safety protocols, emergency response procedures, and workplace safety standards.
- Oversee fire safety protocols including evacuation plans, fire drills, and the proper maintenance of fire suppression systems.
- Emergency Preparedness & Response:
- Design and implement emergency preparedness plans including fire, natural disaster, active shooter, and medical emergency response plans.
- Coordinate with property management teams to ensure preparedness for crises and to maintain updated emergency plans.
- Direct emergency responses, ensuring quick and efficient coordination between on-site teams, residents, and first responders.
- Risk Management:
- Analyze trends in incidents and develop proactive risk mitigation strategies to reduce safety and security vulnerabilities.
- Collaborate with legal, compliance, and insurance teams to ensure proper risk documentation and liability management.
- Provide recommendations for enhancements to security and safety operations to optimize efficiency and effectiveness.
- Leadership & Collaboration:
- Lead external teams of vendor-procured security and safety professionals, providing guidance, suggesting training, and performance management.
- At the direction of the VP of Compliance and Legal, collaborate with property management, local law enforcement, human resources, and maintenance teams to promote a culture of safety and security across all properties.
- Develop strong working relationships with residents to build trust and ensure their safety concerns are addressed
- Bachelor's degree in criminal justice, Public Safety, or a related field (advanced degree or certifications in security management preferred).
- Minimum of 7-10 years of progressive experience in security and safety management, ideally within residential or real estate sectors.
- Knowledge of Crime Prevention through Environmental Design (CPTED) strategies to reduce victimization, deter offender decisions that precede criminal acts and build a sense of community amongst residents.
- Proven experience developing and executing safety and security strategies for large, multi-site organizations.
- In-depth knowledge of security systems, risk assessment methodologies, and safety compliance regulations.
- Strong leadership skills with a track record of managing security personnel and crisis management.
- Excellent communication, interpersonal, and conflict resolution skills.
- Ability to travel regularly to properties within the company's portfolio.
