About the Company:
30 year well established Commercial Real Estate Firm in Milwaukee, Wisconsin focused on primarily Class "A" commercial office properties/assets.
About the Role:
This position will work closely with the Due Diligence and Asset Management team on future acquisitions/dispositions & special projects
Responsibilities assigned by the Assistant Director of Due Diligence.:
- Support the operational aspects of properties of future acquisitions
- Research, coordinate, and work with vendors to further investigate property operations and capital expenditures.
- Inspect and schedule appropriate maintenance to meet ownership’s expectations.
- Prepare monthly reports including financial statements, operating and leasing metrics and occupancy and lease expiration status.
- Analyze operating reports, building plans, general ledgers, leases, and operating expense calculations/reconciliations for new pursuits. Prepare 10-year capital budgets and first year operating budgets for new pursuits
- Manage performance of contractors and vendors working on the property in order to ensure adherence to work orders and budgets.
- Transfer utilities for new acquisitions
- Oversee request for and review of the required certificates of insurance in order to ensure adequate coverage in accordance with the contracts in place for the work being performed.
- Assist asset management with documentation needed for disposition of assets.
- Availability to travel to company owned and pursued commercial properties.
Qualifications:
- A Bachelor’s degree is preferred.
- CPM or RPA designation preferred.
- 3-5 years of commercial property management, preferably in commercial real estate
- Strong interpersonal, analytical, and problem-solving skills.
- Highly proficient in Microsoft Office such as Word, Excel, Outlook, etc.
Pay range and compensation package:
$70,000 - $80,000
