Job Title: Leasing Consultant LTE
Employment Type: Full-time, Limited Term Employment/Temporary
Locations: Multiple Southern WI locations (Waukesha, Elkhorn, Janesville)
Reports to: Regional Manager
Summary:
The Temporary/Limited Term Employment (LTE) Leasing Specialists are responsible for effectively implementing all aspects of leasing, promoting the positive image of the apartment community and assisting management with resident programs and retention.
Job Responsibilities:
- Maintain a detailed knowledge of the apartment community, amenities and surrounding neighborhood
- Handle aspects of leasing apartments, including greeting prospective residents, touring the community, closing the sale, following up with prospects, and working within Knock CRM
- Consistently document prospect phone and email contacts; accurately complete the market survey
- Maintain an acceptable closing ratio based on current property expectations
- Provide a daily inspection of show apartments, model appearance and sparkle all open units daily
- Reply to email leads and guest cards within 2 (two) hours of receiving
- Produce reports in a timely, accurate and complete manner, including the monthly market survey
- Assist in ILS marketing: monitor the accuracy of advertisements and take appropriate action to correct; accurately and consistently document traffic marketing sources; assist in leasing events and promotions
- Maintain working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management
- Adhere to company key policies and procedures
- Assist in the inspections of vacant apartments and take appropriate action to prepare them for leasing
- Must always be courteous and helpful to residents, prospective residents and co-workers
- Must be willing to be assigned to other Spaulding Group communities as needed
- Other duties as assigned.
Qualifications Required:
- High School education or equivalent
- Professional verbal and written communication skills
- Mathematical skills (high school level) in order to calculate pro-rations
- Competent ability with personal computer – Microsoft Office, Internet
- Demonstrate excellent customer service skills
- Always uphold the highest level of ethical behavior & integrity
- Ability to work a flexible schedule on rare occasion based on business needs
- Must possess valid driver’s license
Work Schedule: 40 hours a week within the hours listed below
Monday – Thursday 9am -6pm
Friday 9am – 4pm
Saturday 9am – 3pm
Working Conditions:
Approximately 80% in office environment using computer & phone
Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, & signage which may require the ability to climb stairs, ladders and maneuver walkways
Valid Driver’s License
Ability to carry or move objects weighing up to 30 pounds
Ability to work a varied schedule, including weekends as required
