Summary
Our client is a leading commercial construction general contractor in he Irving, TX area and they are in immediate need for an Estimator. As a Commercial Construction Estimator, you will play a crucial role in the pre-construction phase by preparing detailed and accurate cost estimates for commercial construction projects. Your responsibilities will include analyzing project specifications, collaborating with various stakeholders, and ensuring that cost estimates align with project goals and budgets. The ideal candidate will have a strong understanding of construction methods, materials, and labor costs, as well as excellent analytical and communication skills.
Duties & Responsibilities

Project Analysis and Bid Preparation:
- Review project plans, specifications, and contract documents to understand project scope and requirements.
- Analyze blueprints, drawings, and other technical documents to determine project needs.
- Prepare comprehensive cost estimates and proposals, including itemized breakdowns of labor, materials, equipment, and subcontractor costs.

Quantity Takeoffs and Costing:
- Perform quantity takeoffs from construction drawings and specifications to determine material quantities and labor requirements.
- Utilize construction estimating software and databases to calculate costs based on unit prices, labor rates, and material costs.
- Verify pricing and availability of materials and equipment from suppliers and subcontractors.

Cost Analysis and Value Engineering:
- Evaluate alternative construction methods, materials, and design options to optimize project costs without compromising quality.
- Collaborate with project teams to identify value engineering opportunities and cost-saving measures.

Subcontractor and Vendor Management:
- Solicit and evaluate bids from subcontractors and suppliers for various trades and services.
- Negotiate pricing, terms, and contracts with subcontractors to ensure competitive bids.
- Maintain relationships with subcontractors and suppliers to facilitate efficient procurement.

Risk Assessment and Contingency Planning:
- Identify and quantify potential risks and uncertainties that may impact project costs.
- Develop contingency plans to mitigate risks and account for unforeseen circumstances or changes in project scope.

Client Engagement and Communication:
- Present cost estimates, proposals, and bid documents to clients, architects, engineers, and project stakeholders.
- Explain cost assumptions, methodologies, and pricing strategies to justify the proposed budget.
- Address client inquiries, concerns, and requests for modifications to ensure alignment with project goals.

Documentation and Reporting:
- Maintain accurate records of cost estimates, bid documents, subcontractor agreements, and project-related correspondence.
- Prepare reports, summaries, and analyses of estimated costs, bid results, and project budgets for internal review and client presentation.
- Document any changes or revisions to cost estimates throughout the bidding process and project lifecycle.
Qualifications & Requirements
- Bachelor's degree in Construction Management, Civil Engineering, Quantity Surveying, or related field.
- Proven experience in commercial construction estimating or a similar role.
- Proficiency in construction estimating software such as RSMeans, Sage Estimating, Procore, or equivalent.
- Strong understanding of construction methods, materials, building codes, and industry standards.
- Excellent analytical skills with the ability to interpret construction drawings, specifications, and technical documents.
- Effective communication and negotiation skills with the ability to interact professionally with clients, subcontractors, and project teams.
- Detail-oriented approach with a focus on accuracy and precision in cost estimation and analysis.
- Ability to work independently, prioritize tasks, and meet deadlines in a dynamic and fast-paced environment.
- Familiarity with project management principles and practices is a plus.
