Overview:
Under the general supervision of the Supervisor of Facility Maintenance, responsible for mechanical and preventive maintenance of agency buildings and facilities as assigned; coordinates the work of Facilities Technicians.
The starting pay rate for this position is $33.05 an hour. Pay rate increases incrementally according to the union contract.
The position will be open until a candidate is selected.

- Directs, provides guidance and assists Facilities Technicians, ensuring that all work assignments are properly completed.
- Handles the more complex problems as they arise; trains new Facilities Technicians.
- Performs mechanical and preventive maintenance tasks involved with the repair, replacement, removal, installation, modification and fabrication of machinery, equipment and piping used in the operation of agency facilities.
- Periodically checks equipment performance to ensure conformance to required standards.
- Performs painting and minor carpentry.
- Maintains filing system for work orders, federal, state and local regulatory documents, invoices and other department documents.
- Performs the duties of the Facilities Technician. Visually inspects and
troubleshoots fueling delivery and distribution systems, equipment and monitoring and dedicated detecting systems within time and quality measurements to ensure all operational, health, safety, and regulatory compliance requirements are met. - Maintains and repairs fueling systems and equipment within time and quality measurements to ensure all operational, health, safety, and regulatory compliance requirements are met.
- Inspects, troubleshoots, maintains and repairs systems including air conditioners, boilers, compressors, bus washes, hydraulics, etc. within time and quality measurements to ensure all operational, health, safety, and regulatory compliance requirements are met.
- Inspects, troubleshoots, maintains and repairs electrical apparatus and distribution systems, including panels, circuits, switches, solenoids, control boards, motors, generators, lighting, and three-phase industrial systems up to 480 volts, within time and quality measurements to ensure all operational, health, safety, and regulatory compliance requirements are met.
- Inspects, troubleshoots, maintains and repairs of facilities plumbing, systems, within time and quality measurements to ensure all operational, health, safety, and regulatory compliance requirements are met.
- Oversees and ensures work performed by contracted services meet contractual time and quality measurements to ensure all operational, health, safety, and regulatory compliance requirements are met.
- Maintains records, spreadsheets, logs, reports, systems, certifications, permits, etc., within city, county, state, and federal compliance requirements within time and quality measurements to ensure successful governmental and/or Agency audit results.
- Completes and/or performs special assignments and construction projects, utilizing skills including welding, painting, landscaping, masonry, etc. within time and quality measurements.
- Analyzes, evaluates, and/or repairs facilities’ safety and test systems within time and quality measurements.
High school graduate or equivalent. Any combination of education and experience equivalent to one year of full-time training or education in Industrial Technology, Electrical Maintenance, or similar program at a recognized trade school, organization or apprenticeship and five years related experience performing mechanical and electrical facilities construction and/or maintenance work on mechanical equipment in an industrial facility environment, i.e., installation, maintenance, troubleshooting, and repair. An organizational background in planning and directing daily facility maintenance preventative maintenance programs. Prefer HVAC, electrical, or alternative fuel systems experience. Prefer Electrical Safety Worker and/or HAZWOPR certification designation(s).
Special Qualifications:
- Most possess a valid California Driver License with a good driving record.
- A Designated Operator Certificate for Underground Storage Tanks must be acquired within three months of start of position or notification by the Authority; training and test costs at Authority's expense.
- Must utilize OSHA-required and/or Agency mandated personal protective equipment when needed.
- Must be able to wear respiratory protection.
Knowledge of:
- Industrial machinery troubleshooting and equipment repair.
- Lighting and low voltage electrical repair.
- Low and high voltage electrical distribution systems up to and including 480 volt, 3 phase.
- Plumbing, pipe fitting, carpentry, painting, and general repair of buildings and facilities.
- Air compressor and compressed air distribution systems.
- Hydraulic lift systems.
- Tools, equipment, and procedures used in the maintenance of industrial facilities and equipment.
- Building construction methods and applicable codes related to minor repair of facilities.
- Hazardous material and waste handling (HAZMAT).
- OSHA safe work practices.
- Computer software skills including word processing, spreadsheets, and database
applications such as MS Office programs including Outlook, Word, Excel, etc. - Time management principles.
Ability to:
- Safely operate hand and power tools used in maintaining buildings and facilities.
- Diagnose and correct malfunctions in high and low voltage electrical systems, motor controls, plumbing and hydraulic systems.
- Weld with electric arc and gas.
- Estimate equipment and materials required for maintenance of facilities.
- Read and follow electrical schematics and building blueprints.
- Lift moderately heavy objects; work from ladders and in cramped, awkward positions to include confined spaces.
- Read and comprehend instruction manuals, Safety Data Sheets (SDS), notices of regulatory compliance, etc., and act upon content.
- Listen attentively, analyze situations, interpret complex data, identify problems, recommend solutions, and evaluate outcomes to determine strategies to adopt an effective course of action.
- Work independently and proactively, either alone or as part of a team, and exercise sound judgment.
- Establish and maintain professional and effective working relationships with others.
- Operate a forklift and man-lift and work above 30ft via a lift.
- Prioritize, organize and perform multiple responsibilities to meet time constraints and deadlines.
- Communicate clearly and concisely with tact and diplomacy with the public, management, contractors, and other internal/external customers.
- Maintain records and complete written work orders.
- Travel to and from offsite locations within reasonable timeframes
