Facility Maintenance Technician
Shift: 2nd (2:30PM -11PM)

Technician shall operate, replace, repair and maintain building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical systems. Technician shall receive and respond to service calls and take immediate action to resolve emergency situations or system breakdowns.
qualifications:
- required mechanical trades or trade school certification in location applicable disciplines e.g. HVAC, electrical, hydraulics, plumbing
- required license for equipment operation in a given municipality
- minimum of five (5) years of experience in the operation of building central plant equipment, HVAC, mechanical, plumbing, electrical, and/or electronic systems
- Universal Certification as required for service work
- OSHA 10 Hour Safety Training Certification
- experience and proven ability to repair building electrical, plumbing and /or HVAC auxiliary systems;
- experience and proven ability to safely secure hydronic and electrical systems for maintenance
- strong knowledge of operation of building auxiliary systems such as fire-life safety and stand by emergency generators;
- familiarity with general building systems such as vertical lift equipment and overhead doors
- strong knowledge of safe work practices and procedures typical for maintenance operations
- ability to safely climb ladders, lift heavy objects and perform other physically demanding tasks
Technician shall provide Services which include, but are not limited to:
- efficiently operate central plant systems
- operate building automation systems to provide desired plant output specifications
- operate, replace, repair, and maintain all mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints
- drain and “safe off” systems to facilitate repairs
- perform minor carpentry tasks, replace ceiling tiles, and repair or replace door hardware, locks, panic bars, etc.
- perform minor electrical tasks including bulb and ballast replacement
- clean coils in air handling units and convectors to maintain optimum heat exchange;
- assemble, install, repair, and maintain chilled and hot water systems
- operate and inspect emergency generator and associated components
- requisition necessary material to complete required repairs
- Perform routine and preventive maintenance duties including filter changes, lubrication, and checking controls and performance.
- replace bearings, motors, and dampers
- inspect mechanical and electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to supervisors/management
- perform any additional related tasks on an as needed basis to maintain the efficient operation for facility
- Receive and respond to service calls and provide reports to representative on a daily and weekly basis
