About the Job
The Foreclosure Specialist will ensure compliance with state and federal regulations for all states, communicate with borrowers, attorneys, and investors, and work with internal teams to resolve delinquencies while maximizing recovery and minimizing losses.
Key Responsibilities:
* Foreclosure Management: Initiate and manage the foreclosure process for non-QM mortgage loans, ensuring all procedures comply with regulatory and investor guidelines.
* Loan Review & Analysis: Analyze delinquent loan accounts, identify foreclosure risks, and determine appropriate foreclosure strategies with the Lender(s) and refer to foreclosure. Assure Vendor/Attorney Invoicing is billed timely to clients.
* Compliance Oversight: Ensure foreclosure processes adhere to federal, state, and local regulations, as well as investor guidelines for non-QM loans.
* Communication & Coordination: Coordinate with external parties such as foreclosure attorneys, trustees, and vendors to ensure timely and accurate processing of foreclosure activities. Maintain communication within the Company and our Clients
* Documentation & Reporting: Maintain and update loan files, ensuring all foreclosure-related documents are accurate, complete, and submitted on time. Generate and analyze reports on foreclosure activities and progress for management.
* Investor Relations: Act as the liaison between investors, attorneys, and servicers, providing updates on foreclosure status and any potential issues or delays.
* Process Improvement: Identify and recommend process improvements to enhance efficiency and reduce foreclosure timelines and costs.
* Bankruptcies: Maintain a pipeline of bankruptcies allowing for a real time recap of activity, inclusive with the law firm, the assigned Attorney and current status. Monitor repayment plans and apprise Lenders and Attorneys of statuses
Required Skills & Qualifications: * Education: High School; College, Bachelor's Degree
* Experience: o Minimum of 3-5 years of experience in foreclosure servicing, specifically with non-QM, business-purpose, or private money loans.
o Experience working with internal departments, clients and Attorney's.
* Knowledge: o In-depth understanding of foreclosure laws and regulations for non-QM loans. o Familiarity with loss mitigation strategies and investor guidelines.
* Skills: o Strong organizational and time management skills to manage multiple foreclosure files efficiently. o Excellent verbal and written communication skills to effectively liaise with borrowers, attorneys, and investors.
o Analytical skills to assess loan files and foreclosure risks. o Proficiency in loan servicing platforms (e.g., Foreclosure Solutions and The Mortgage Office.

Preferred Qualifications:
* Prior experience with private money or business-purpose loans.
