General Description/Purpose
As a General Superintendent you will be renovating multiple units throughout the property at a time versus one building at a time. Superintendent will be required to walk the entire project/units in production multiple times a day and week to evaluate progress and identify areas of opportunities with subcontractors, consultants, and vendors.
• Assist in scheduling subcontractors, consultants, and vendors in the critical path to ensure timely completion.
• Perform quality control duties and responsibilities regarding the work being performed.
• Communicate and ensure coordination with ASI’s, RFI’s, addendums and material submittals.
• Ensure that the subcontractor is fully executing and complying with his contracted scope of work.
• Coordinate required inspections with local jurisdictions.
• Identify subcontractor non-compliance with safety and environmental quality standards.
• Identify conflicts in construction progress and communicate them to the project team for resolution.
• Maintain daily log (written documentation and photos) of activities on the job site.
• Periodically will perform Superintendent duties at multiple job sites, simultaneously.
• Ensure subcontractor has corrected all deficiencies identified by the project team.
• Walk all units on project daily to monitor activities and assist in future planning.
• Lead onsite weekly subcontractor meetings designed to coordinate and communicate the work.
• Issue notices of non-compliance to subcontractors regarding quality of work, scheduling, or safety.
• Ensure that the job site is always kept in a clean and organized manner.
• Perform job progress and completion punch list walks with the client identifying and completing incomplete items.
• Assist in obtaining permits or approval of revisions
• Gather project material submittals and maintain records of approvals at the jobsite.
• Identify areas of work that are outside of subcontracted scope.
• Lead a pre-construction meeting with each subcontractor before the work starts.
• Opening the jobsite at the beginning of the day and securing the jobsite at the end of the day.
• Assist in hiring sub-tier employees (i.e., labor services, etc.)
• Manage day-to-day operations and on-sight project management.
Superintendent – Renovations
• Apartments/Sr. Living/Student Housing/Hospitality
• Interior/Exterior Renovations = Vacant Renovations
• Typical project size = $7-12M
• Property Size = 100-200 Units
• Avg Project Timeline - 9-12 months
• Typically turning 8-10 units/week
• Need hands on Assistant Superintendents – general construction and familiarity with multiple trades
• Effective communication skills = Big people piece dealing with Subs/Property Manager/Tenants/Owners/etc.
• Local travel necessary with Possibility of Regional Travel
• Superintendents will manage day-to-day operations and on-sight project management
Required Qualifications
• Must know excel /outlook/how to use their calendar
• 5 years of experience in multifamily construction industry
• M-F typically working 8am-6pm... weekend work on occasion.
