About the Job
The Grounds/Custodian Hybrid Position provides support to maintenance and operations as needed. This position will be assigned grounds care, maintenance and repair of lawns during summer and spring season. When assistance is not needed with grounds maintenance, this position will work as a custodian helping in buildings that need additional attention with projects, or coverage for vacancies or leaves of absence.

ESSENTIAL FUNCTIONS
- Responsible for campus grounds care, maintenance, and repair of lawns
- Responsible for the mowing, trimming and edging of campus grounds
- Ability to operate maintenance machinery including but not limited to: Kubota for snow plowing, other snow removal equipment, lawn tools for trimming, edging and blowing
- Operates irrigation systems and provides troubleshooting, as needed
- Rake and remove grass, tree and shrub trimmings
- Examine and monitor campus grounds to ensure proper maintenance
- Assist maintenance and grounds staff as directed
- Cleaning of hardwood surfaces, carpet and upholstery, terrazzo and tile/linoleum flooring
- Cleaning of restrooms, stairwells, classrooms, offices, etc.
- Order supplies and cleaning products
- Replacing light bulbs, including florescent tubes
- Snow removal
- Opening and security of facilities
- Unclogging of toilets and sinks
- Identify and determine chemicals and cleaning fluids for appropriate surfaces
- Use of pallet jack, scissors lift
- Regular in person attendance during normally scheduled hours is required. Overtime will be necessary whenever weather conditions dictate campus snow plowing throughout the winter season. Being present is essential for serving customers and performing the essential functions of this position.

JOB SPECIFICATIONS
Education, License & Credentials
- High school degree or GED diploma required
- Valid driver's license required
Work Experience
- Work experience in grounds or landscaping preferred
- Training on the job available with limited to no commercial cleaning experience
- Commercial cleaning experience in an educational environment preferred
Skills
- Must be able to use a variety of equipment designed for landscape maintenance and snow removal, including edgers, weed whips, etc.
- Must be able to use a variety of carpet extractors (walk behind/push-pull), Taski dry foam swing scrubbers, operate all floor hand rotary and vibrating scrubbers, operate wet vacuums, use 4’; 6’; 8’; and 10’ ladders, use carpet bonnet machines, use and have knowledge of all cleaning chemicals and dispensing systems, gas and electric power sprayers, all general use custodial equipment such as mops, buckets, brooms, dusters, etc., operate snow blowers, use salt spreaders, use man lifts and pallet jacks, do light electrical and plumbing work using pliers, use screwdrivers, plungers, etc., and be able to drive a vehicle
- Maintain good attendance and be punctual when arriving to and leaving work
- Must be able to communicate effectively, both verbally and in writing via email. Have the ability to provide customer service to faculty, staff, students and the general public

- Be able to adjust to a flexible and changing schedule
Physical Demands
- Be able to lift 50 pounds
- Be able to work indoors with or without heat and air conditioning, and outside during all types of weather
- Must be punctual and have good attendance record
Mental Demands
- Must be able to work a 24-hour flexible schedule based on weather conditions/predictions
- The ability to work with a variety of college staff personnel
- The ability to provide customer service to faculty, staff, students and the general public
Working Conditions
- Winter and summers schedules are predicated on environmental/weather concerns and may or may not be constant
