Job Description
The groundskeeper performs a variety of grounds care and maintenance tasks, primarily in an outdoor setting. Groundskeeper will perform routine tasks, special projects and emergency response as needed to help ensure well-maintained community conditions, including the grounds, amenities, community buildings and infrastructure such as roads and street signs. Regularly occurring tasks include, but are not limited to yard care, general clean-up, maintaining of landscaping beds and features, and miscellaneous "handy work"
Responsibilities
- Provide ongoing care and upkeep of the grounds, which include all physical areas of the community, (other than occupied home sites), and includes common areas, roads, lights, signs, amenities, community buildings, etc...)
- General yard care tasks -- perform a variety of general care tasks, including tidying of common areas, weeding and plantings, and typical "yard work" related activities, including some mowing/lawn care, trimming damaged tree branches and limbs, removal of debris, etc...
- Basic Repair and Maintenance needs as changing lights and patching potholes.
- Amenity Care -- inspecting and correcting issues with amenities such as playground equipment, clubhouse, basketball courts, etc...
- Pools/Splash Pad -- if applicable, opens pools, performs chemical checks and sets up pool deck
- General custodial duties -- reorganizes and tidies up clubhouse rooms after use, spot cleans glass, etc...
- Winter Maintenance -- shovels and salts entrances and sidewalks to clubhouse & community office and other community amenities
- Performs or schedule contractors (as noted on calendar) to ensure planned maintenance tasks are completed as required, including but not limited to equipment and vehicle checks and care, changing furnace filters, monitoring generators and water service equipment etc...
- Responds to onsite property emergencies during and after business hours, whether specifically "on-call" or deployed by the community manager, to meet residents and/or contractors and resolve issues in conjunction with the Community Manager.
- Performs special related tasks and projects as requested by the community manager, including requests for residents such as taking measurements for setbacks, troubleshooting water issues, reading water meters, and corrective yard care in issues of resident non-compliance.
- Provides support for physical tasks before and after community events i.e. erecting canopies, placing signage, general clean-up etc...
- Performs work of a general "handyman" nature when in the skillset of the employee, such as fence repair, drywall and paint touch-up, etc...
- Participates in special community projects such as erecting new playground equipment
- Other duties as assigned or necessary to ensure the objective of a well-cared for community and property.
Skills
- High School Diploma or Equivalent
- Personal interaction and communication skills suited for working with diverse resident population and work team.
- Ability to work on feet 8-10 hours a day.
- Ability to handle heavy lifting and manual labor, except where reasonable accommodations are possible
- Ability to be readily responsive and available on site within 2 hours when assigned to on-call.
