We are seeking a dynamic and experienced Land Acquisition Specialist to join our growing team in the construction industry. This pivotal role is instrumental in securing the necessary land for our construction projects. You will be responsible for sourcing and negotiating the purchase of land, managing relationships with landowners, and ensuring all legalities are adhered to. This is an exciting opportunity to make a significant impact on our company's success and growth while working in a fast-paced, challenging, and rewarding environment.
Responsibilities:
1. Identify, evaluate, and secure potential land acquisitions that align with the company's strategic growth plans.
2. Conduct extensive research and due diligence to understand the feasibility and profitability of potential land acquisitions.
3. Negotiate land purchase agreements and contracts, ensuring the best possible terms for the company.
4. Work closely with legal teams to ensure all transactions are compliant with legal and regulatory requirements.
5. Develop and maintain strong relationships with landowners, local authorities, and other key stakeholders.
6. Coordinate with project managers and other team members to ensure land acquisitions align with project timelines and budgets.
7. Stay abreast of market trends, zoning laws, and other factors that may impact land acquisition strategies.
8. Prepare and present detailed reports on potential land acquisitions to senior management.
Qualifications:
1. A minimum of 5 years of experience in land acquisition, preferably within the construction industry.
2. Proven experience in negotiating land purchases and managing relationships with landowners.
3. Strong knowledge of BLM (Bureau of Land Management) procedures and land laws.
4. Excellent research and analytical skills, with the ability to evaluate the feasibility and profitability of potential land acquisitions.
5. Strong negotiation and communication skills, with the ability to effectively present information to senior management.
6. Detail-oriented and organized, with the ability to manage multiple projects simultaneously.
7. A bachelor's degree in Real Estate, Business, Law, or a related field is preferred.
8. A strong understanding of the local real estate market, zoning laws, and other relevant regulations.
9. Ability to work independently and as part of a team, demonstrating strong problem-solving skills and initiative.
10. Proficiency in Microsoft Office Suite, including Excel, PowerPoint, and Word.
