Position Overview:
Ashton Woods is seeking a qualified Land Entitlements Manager to join our fast-growing team in Raleigh. In this role, you will be responsible for initiating the due diligence and entitlement process; including, but not limited to, in person observation of the properties, sourcing vendors for due diligence materials, obtaining zoning, property restrictions and other potential nuances. Furthermore, this position will be responsible for hiring engineers, attorneys for zoning and land use issues, attending public meetings and overseeing the entitlement process through permits.
Primary Responsibilities:
Contract Administration
- Reviewing and understanding land acquisition contracts for your projects
- Coordinating with Land Administration Manager and local counsel on
- closing documentation and title work
- take-downs
- off balance sheet transactions
- Critical dates and status updates
Due Diligence and Entitlements
- Order all reports and surveys
- Review, analyze and summarize all due diligence materials
- Hire and oversee engineering consultants in value engineering, plan preparation and completion of construction plan approval and all necessary permits to begin horizontal construction.
- Assist Land Department with pre-contract due diligence and compiling/tracking charts
- Responsible for hiring and overseeing the platting process and working with the Land Department and Permitting Department once plat is recorded.
Land Book Processing
- Compile documentation required for the Land Book relating to the due diligence reports and surveys
- Prepare the appropriate Land Book acquisition checklist
Land Development
- Updating Land Budget to accommodate for entitlement vendor contracts
- Coordinate with Land Development Director/Manager on construction plans, permits and budgets up to and through pre-construction meetings
Homeowner Association Oversight
- Coordinate with Land Administration Manager to establish and obtain HOA CC&Rs, bylaws and articles of incorporation
- Coordinate with Community Services (HOA) Manager to assist in establishing budgets for HOAs
* Additional tasks as assigned by supervisor and Land Acquisition VP.
Qualifications
- 5+ years successful commercial/residential real estate experience
- Bachelor’s degree
- Background in land planning, zoning, construction development, law/paralegal, and/or real estate
- Detail-oriented with a strong acumen for critical/logical thinking and problem-solving and have excellent interpersonal, written and verbal communication skills.
- Must be proficient in Microsoft Word, Excel and PowerPoint.
