Job Summary:
Hillpointe is seeking a Land Planner to support our Pre-Development/Land Planning department. The ideal candidate is efficient, detail-oriented, and skilled in developing and maintaining workplace and vendor relationships.
Essential Responsibilities:
- Conducts preliminary entitlement and zoning research in various markets and verifies jurisdictional requirements to ensure compliance and proper zoning for all projects, obtains zoning verification letters from municipalities and external legal counsel.
- Prepares project impact fee summaries, as well as other project-related fee summaries, based on coordination with municipalities and other agencies- as needed for the Development team's underwriting requirements.
- Identifies potential project obstacles such as moratoriums and utility capacity issues.
- Administer and oversee the Pre-Development team's project checklist; review title exceptions against surveys, participate in civil engineering and other external consultant meetings and provide other necessary project management as required.
- Coordinates with Construction and Legal departments to prepare, record and manage all Notice of Commencements by obtaining records, preparing files, updating project checklist, and providing to lenders when requested.
- Consults with the Land Acquisition team during the Purchase Sale Agreement (PSA) negotiation process.
- Manages calendars and project schedules for the Pre-Development team.
- Works with sensitive information with discretion to maintain confidentiality and security.
- Ensures that deadlines are met and adapts to changing priorities.
- Creates entitlement and permitting schedules based on coordination with municipalities and other agencies.
- Confirms and maintains the list of site entitlement and permitting approvals required for each development project.
- Assists with ordering and reviewing proposals/contracts from external consultants.
- Reviews project data with internal land team and external consultants, meets regularly to manage each project and maintain schedule.
- Assists Legal and Land Planning teams with review and management of project-related property agreements (easements, dedications, title exceptions, cost sharing, etc.), provides associated summaries.
- Attends project-related municipal meetings and hearings to ensure approval of entitlement and zoning applications.
Requirements:
- High School Diploma or GED. Planning/Engineering or related degree preferred.
- Two to Five years of experience in land planning is required.
- Excellent written and verbal communication skills.
- Competency in Microsoft applications including Word, Excel, and Outlook.
- Able to contribute positively as part of a team.
