About the Job
The Lead Maintenance is responsible to the Resident Manager. Under the direct supervision of the Property Manager, Lead Maintenance is responsible for all phases of the operation of the physical facility. Lead Maintenance directs all maintenance personnel and resources responsible for always maintaining the property in good physical condition.
Responsibilities:
- Maintain the physical integrity of the property at all times.
- Immediately reporting all out-of-the-ordinary incidents to the Resident Manager. If the Resident Manager cannot be reached, the Assistant Manager should be contacted. If the Assistant Manager cannot be contacted, the incident should be reported to the Property Supervisor or the main office, respectively.
- Maintain necessary records of all maintenance service provided, including preventive maintenance programs including such items as pool service, HVAC, electrical, plumbing, etc.
- Ensure that all maintenance requests are handled on an immediate one day, one call basis and notify the Resident Manager if any parts must be ordered which may cause a delay.
- Order stock and work within the established budget subject to the approval of the Resident Manager.
- Oversee proper care and maintenance of all equipment and tools.
- Continually inspect property for deficiencies and take necessary actions, including a minimum of one (1) nighttime walk through of the property per week.
- Schedule on-call maintenance personnel subject to the approval of the Resident Manager and ensure after-hours answering service personnel are notified.
- Coordination and implementation of work to complete make-readies for vacant apartments on a timely basis.
- In conjunction with the Resident Manager, obtain bids for such services as trash removal, security service, landscape maintenance and contractor services.
- Accurate and timely completion of special projects as assigned by the Resident Manager.
- Evaluation and training of Grounds personnel.
Qualifications & Experience:
- Proven track record of excellent painting, cleaning, flooring, mechanical and electrical skills; innovative and profitable ideas, and team orientation. (2 years required).
- EPA certification; HVAC certification; CPO certification; Plumbing expertise; Electrical installations, repairs, and replacement; Make Ready guru (2 years required).
- Hard working with high initiative, outstanding customer service, and model professional conduct within OSHA, ADA, and Fair Housing regulations.
