Lead Maintenance Technician - National Property Management Associates Inc

Avalon Apartments has a great opportunity for a Lead Maintenance Technician to undertake the responsibility of preserving the good condition and functionality of our 81 unit residential community. You will perform maintenance tasks of great variety such as plumbing, HVAC troubleshooting & installs, electrical etc. A Lead Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to oversee other maintenance personnel, communicate daily with manager, completing service requests and turning units.

Responsibilities:

• Communicate with manager on a daily basis to discuss priorities and schedule work.
• Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards
• Walk the property daily for exterior maintenance issues that may need attention.
• Complete make ready work and general service work orders.
• Assist in the setup of ventilation, refrigeration and other systems and conduct repairs when necessary
• Maintain heating and plumbing systems to ensure functionality
• Inspect alarm systems (fire, protection) and schedule repairs when needed
• Perform manual repairs when necessary (fix locks, replace windows etc.)
• Appliance repair & troubleshooting
• Conduct general upkeep procedures, maintain clean, organized shop and maintain inventory.
• On call responsibilities as assigned by property manager
• Comply with all federal and state fair housing regulations.
• Handle residents with a pleasant and professional demeanor.

Skills:

• 3-5 years in multi-family industry
• Proven experience as maintenance technician
• Strong working knowledge of electrical, plumbing, drying walling, painting, etc.
• Knowledge of general maintenance processes and methods
• Working knowledge of tools, common appliances and devices
• Manual dexterity and problem-solving skills
• Good physical condition and strength
• High school diploma or equivalent
• HVAC Certification

Salary: $25 per hour
