Leasing Manager-Residential - The RMR Group

The Leasing Manager is responsible for: assisting with the leasing process; gathering market data; interacting with brokers; facilitating various landlord consents to subleases and assignments; and assisting in the preparation of Lease Proposal Summaries (LPS) and leasing reports for the Pacific Region, a 17 million square foot portfolio of industrial and office properties located in Honolulu, Hawaii.  Communication includes Regional Vice President (RVP), Area Director (AD), Area Chief Engineer (ACE) and engineering team, property management team, fiscal operations team, corporate asset management team (including the Asset Manager assigned to the Pacific Region), corporate lease administration team, and brokers.

• Assist in gathering data in preparation for all new leases, renewals and rent resets. Create LPSs and manage versions.
• Maintain a current spreadsheet of all active leasing related items for quarterly leasing calls with the corporate office.
• Update the View the Space (VTS) platform on a regular basis with entries for leasing related deals.
• Collect and present market data and comps.
• Prepare documents needed for landlord consents to subleases and assignments for review by Regional Vice President, Area Director and Asset Manager.
• Work to establish communications with existing tenants with upcoming lease expirations, rent resets and/or any other leasing related transactions, as needed.
• Work with property management and engineering teams to provide support for leasing related matters and provide Area Director with summaries of active leasing matters for monthly property management meetings.
• Update vacancy, expiration, subleased space, leased but unoccupied space, and market rent reports for review by RVP and upload to RMR Sharepoint site.
• Maintain and promote relationships with landlord and tenant rep brokers and stay informed of market conditions, trends, lease incentives, etc.
• Maintain and update leasing related files on Shared Drive.
• Comply with company policies and procedures and demonstrate a high degree of accuracy and attention to detail.
• Provide assistance to the Regional Vice President, Area Director, property management, fiscal operations, and corporate asset management staff as requested.
• Assume additional responsibilities as delegated by Regional Vice President or Area Director.
• Act as a team member with all RMR employees, demonstrating initiative and leadership skills.
• Become involved in industry groups specialized in brokerage and leasing.

• Bachelor’s degree in business, marketing or related field.
• Active Hawaii Real Estate Broker’s License.
• 5+ years’ experience in commercial real estate working with lease documents.
• Proficiency with Microsoft Excel, PowerPoint, Outlook, Word.
• Excellent organizational and follow-up skills, along with the ability to both multi-task and bring individual issues to timely closure.
• Ability to work well in a team environment and sustain cooperative working relationships.
• Ability to communicate effectively and professionally, verbally and in writing.
• Depending on leasing workload and corporate deadlines, having the ability to work outside of the normal workday hours may be necessary.
• Strong collaboration skills and attention to detail.
