Overview
Under the direction of the Community Manager, the Leasing Specialist supports and assists with all aspects of the community operations.
Responsibilities
- The Leasing Specialistsupportsandparticipatesinfulfilling the customer serviceandleasing responsibilitiesUpholdleasingandmarketingstandardsincludingtelephonemarketing,greetingprospectiveresidents,gatheringprospectinformation,settingappointments, showingreadyandmodelapartments, generatingquotes,closing,andsecuringdeposits,andassisting the prospectiveresidentswithrentalapplicationcompletionand creditverification.
- Ensure all tax credit requirements are followed.
- Assistinpreparingallpaperworkspecific to newand renewallease agreements.
- Insert lease renewalratesasapprovedbyCommunityManagerandassistsindelivery ofrenewalletters to secure lease renewals.
- Reviewresidentfilesandaccountingrecords to determineunpaidand/orlatefeesowed,communicatewithresidentsregardingoutstandingbalances,implementprocedures for collectingondelinquencies,andenforce the lease to maximize revenue.
- Assist the Community Managerinorganizingcommunityresidentactivities,preparingnewsletters,andmaintainingresidentloyalty andretention.
Qualifications
- A minimumofthree(3)years'experienceasanonsiteLeasingConsultantinmulti-familyhousing,hospitalityorsimilar.
- A highschooldiplomaor equivalent.
- Housing Credit Certified Professional (HCCP) designation preferred (for LIHTC)
- Certified Occupancy Specialist (COS) designation preferred (for Section 8)
- 1 year of experience in LIHTC communities.
- Must have the ability to communicate in English.
