As we expand our portfolio, we are seeking a motivated and detail-oriented Leasing Specialist to join our team, our newest property (The Florian). We are growing and seeking to hire a Leasing Specialist, who is enthusiastic about providing top-notch service, detailed-oriented, and has a creative passion for sales/marketing. Position Overview: As a Leasing Specialist focused on lease-ups, you will play a crucial role in the successful launch of new residential communities. You will be responsible for marketing, leasing, and promoting our properties to ensure high occupancy rates and resident satisfaction. This position also requires creative marketing and networking background. Must have multi-family housing leasing experience. This position will report to the Property Manager.
Key Responsibilities:
- Optimize the luxury leasing experience in both prospect experience and time management to optimize tours.
- Use a keen eye to ensure the property presents well.
- Aggressively manage the lead to lease process.
- Timely and detailed follow-up at each stage of the leasing process and in a manner beneficial to the prospective resident.
- Conduct market research to identify target demographics and trends.
- Develop and implement leasing strategies to attract potential residents. Skilled at various approaches to closing to achieve high closing ratios.
- Host open houses, property tours, and community events to promote the property.
- Assist prospective residents with the application process and provide information about lease terms and amenities.
- Maintain accurate records of all leasing activity, including applications, leases, and tenant interactions.
- Use knowledge of trending marketing techniques to impact sales and leasing effort team wide.
- Collaborate with the marketing team to create effective promotional materials and campaigns.
- Assist with all move-in and move-out processes including the collection of deposits and fees associated with the move-in.
- Stay current and knowledgeable with leasing and marketing trends.
- Ensure the mini-model and leasing offices are well-maintained and presentable.
- Assist in planning, preparation, and implementation of events: lease-up events for driving occupancy, leasing team target programs, and prospective resident and resident events.
- Provide excellent customer service to residents and address their inquiries and concerns.
- Stay informed about the local rental market and competition.
- Other duties as assigned.
Qualifications:
- An ideal candidate must have 2-3 years of leasing experience, and preferably lease-up experience.
- High school diploma or equivalent; college degree in business, marketing, or related field is a plus.
- Previous experience in leasing or property management preferred.
- Strong sales and/or management experience in multi-family housing, hospitality, or retail industries is preferred.
- The ability to juggle multiple priorities in a fast-paced environment.
- Creative sales and marketing techniques.
- A passion for helping people find their next home.
- Excellent customer service skills with a can-do attitude.
- Excellent communication and interpersonal abilities.
- Detail-oriented with strong organizational skills.
- Proficiency in property management software and Microsoft Office Suite. Experience with Livly is a plus.
- Ability to travel to local businesses on foot, vehicle with the potential for needing to walk or stand for extended periods of time.
- Knowledge of Fair Housing and Equal Employment.
- The ability to work flexible hours, including evenings, weekends and holidays, as needed.

Compensation: $45,000.00 - $50,000.00 plus commission (salary will depend on background/experience)
