About the Job
The Mental Illness Recovery Center (MIRCI) is a progressive Non-Profit that assists homeless individuals, adults, and youth, with clinical needs and permanent housing and is seeking a Licensed Property Manager.
Function:
Under limited supervision of the Housing Director, the Licensed Property Manager will be responsible for the daily operations of Mirci HUD properties.
Employee Classification:
Considered a professional, exempt position that is regular full-time.
Examples of Work:
- Manages the daily operations of properties, including tenant relations, leasing
- Responds to inquiries from prospective tenants regarding rental applications and lease terms.
- Processes rental applications, verifies applicant information, and conducts background screenings.
- Prepares lease agreements and ensures all necessary documents are signed by both the tenant and agency.
- Collects rent payments and follows up on any late or outstanding payments.
- Initiates eviction actions, makes court appearances, and any other necessary task to follow up on delinquent rents
- Coordinates move-in and move-out inspections with tenants.
- Addresses tenant complaints, violations, and problems with a positive, customer service driven approach.
- Ensures maintenance and repair issues are addressed in a timely manner.
- Maintains accurate records of tenant interactions, lease agreements, and property maintenance activities.
- Conducts regular property inspections to identify maintenance issues and safety hazards.
- Performs other related duties as required.
Knowledge, Skills, and Abilities:
- Knowledge of laws, regulations, policies, and procedures relevant to housing - i.e. HUD Fair Housing Act, ADA, and SC Landlord and Tenant Act.
- Ability to exercise judgment and discretion.
- Strong problem-solving skills and ability to handle multiple tasks and priorities simultaneously.
- Strong written and oral interpersonal and communication skills.
- Strong time management, follow up, administrative and organizational skills.
- Proficient in computer skills, including Microsoft Suite and property management software.
Minimum Requirements:
- Bachelor's Degree preferred
- Two years of Property Management experience required affordable housing experience is a plus.
- Must be licensed by the SC Real Estate Commission in Property Management
- Must have a valid SC driver's license and a good driving record
