Primary Job Function
The purpose of this position is to provide preventative maintenance assistance and repairs to facility equipment, furnishings and property.
Primary Responsibilities
Assisting with the implementation of a facility wide maintenance program that ensures the safety and well-being of residents, staff and visitors as indicated by:
Following established maintenance tasks according to policy and procedures and facility quality assurance standards as directed by the Maintenance Supervisor;
Maintaining work order procedures to ensure repairs are completed in a timelymatter;
Maintaining all equipment and supplies in a clean, safe and serviceable condition;
Maintaining all daily, weekly, monthly, quarterly, semi-annual and seasonal preventative maintenance schedules for equipment and property;
Ensuring that all hazardous chemicals are properly stored in a safe manner and in approved containers;
Maintaining knowledge of and following all safety regulations, policies, procedures as specified by the facility and TLC Management;
Performing routine maintenance repair and new construction on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed in accordance with established procedures;
Replacing burned out light bulbs (i.e., exit lights, overhead lights, fluorescent lights, room call lights, etc.) and performing cleaning duties wherever necessary;
Servicing heating and cooling units/systems, as specified by the manufacturer and in compliance with established policies and procedures;
Performing unscheduled maintenance tasks as directed;
Painting and wallpapering as directed;
Performing floorcare when needed;
Ensuring that all exterior lawn care and winter snow removal is performed to provide a clean and safe property for the facility’s residents;
Reporting all unsafe/hazardous conditions, defective equipment, etc. to supervisor immediately and making efforts to correct unsafe conditions;
Maintaining work areas and storage rooms in a clean, orderly and safe manner;
Ensuring that all equipment, supplies and tools are clean, properly maintained and stored before leaving on break, lunch or at the end of the work day;
Coordinating with other departments’ work schedules to avoid interference and unnecessary interruptions;
Disposing of all empty containers from each days’ deliveries /work into the proper refuse
