FLSA Status: Non-Exempt-Hourly JOB TITLE: MAINTENANCE ASSISTANT
Department: Plant Operations
Reports To: Director of Plant Operations
Supervises: N/A
This job description, defining qualifications, primary (essential) and secondary (non-essential) functions, responsibilities and duties, is intended as a guideline for the employee and manager. The duties listed here are not considered to be all inclusive. The employee in this position performs these and other duties as required, although not listed, which may be assigned by his supervisor or facility Administrator/designee.
ESSENTIAL FUNCTIONS:
Assists the maintenance supervisor in all general repairs of the facility and upkeep of the grounds.
Uses supplies and equipment in a safe and proper manner.
Collects all Maintenance Repair Orders (MRO) daily at designated locations; performs repairs and signs MRO's to verify completion.
Upon completion of MRO's performs work from project list as prioritized by Director; signs off after completion.
Assists Director of Plant Operations in the cleaning and repair of the following:
Inside Environment:
1. Heating system
2. Ventilation system
3. Generator system
4. Sprinkler system
5. Plumbing system
6. Elevator system
7. Electrical system
8. Page system
9. Smoke Detectors and fire panels
10. Pest Control system
11. Sanitation
12. Refrigeration Preventive Maintenance
13. Patient Call Light system
14. Phone system
15. Washer and Dryer machines
Outside Environment: (Reports findings to Director before taking action)
1. Roof-spot patches for leaks
2. Fences-repairs or replaces
3. Patio Area-ensures that is it clean and attractive
4. Outside lighting-periodic checks for full lighting
5. Trash-picks up daily around yard
6. Lawns
7. Bushes
8. Walkways and entrances-ensures they are free of obstacles including snow and ice in winter.
9. Traffic-ensures that the circle is accessible to emergency vehicles
10. Parking areas are clean from debris
Responsibilities may include:
a. cleans all air exchange vents
b. examines all painted surfaces and touches up all chipped/scratched paint throughout the facility.
c. examines all wall papered areas and repairs all rips and loose seams.
d. changes all soiled ceiling tiles.
e. vacuums laundry equipment.
Provides weekend and holiday coverage for emergency repairs on a rotating basis with Director of Plant Operations.
Maintains personal availability for on-call services.
Adheres to building codes, JCAHO codes and life safety codes established by government agencies and insurance companies.
Polices outside ground for debris and disposes appropriately.
Shovels and maintains outside walkways.
Assists in the upkeep and repairs to patient areas:
1. Lighting
2. Handrails
3. Door handles
4. Furniture
5. Beds and mattresses
6. Call cords
7. Floors
8. Bathroom fixtures
9. Trash receptacles
10.Televisions
11.Patients' personal items
12.Wheelchairs, gerichairs, and walkers
13.Walls and wallpaper
14. Ceiling tiles
15. Windows and screen
Observes all facility safety policies and procedures.
Follows facility fire, safety and evacuation plans.
Utilizes proper body mechanics including use of gait belts and other equipment.
Participates in facility education programs as assigned.
Comes to work in a clean and neat uniform and consistently presents appearance in accordance with department dress codes.
Comes to work as scheduled and consistently demonstrates dependability and punctuality.
Effectively organizes varying workloads
Completes reports and checklists as assigned by Director of Plant Operations.
Adheres to Resident Rights at all times.
Follows all department safety policies and procedures.
Follows all OSHA regulations.
Reports to Administrator in absence of Director to obtain project list.
Provide weekend, holiday and vacation coverage as needed which includes carrying inside and outside beepers as required.
Responsible for all minor repairs. Major repairs requiring a contractor, should be approved by the Director of Plant Operations or Administrator
Follows facility procedures related to control of equipment and supplies within the facility. Assures that work/assignment areas are clean and equipment and supplies are stored before leaving area on breaks and at end of shift.
Consistently works cooperatively with all staff and management.
May run errands with own transportation as assigned.
Assumes accountability for information contained in the personnel policy manual.
Consistently maintains awareness of changes in rules and regulations affecting department operations.
NON-ESSENTIAL FUNCTIONS:
May serve as a representative of plant operations department at facility meetings.
Prerequisites:
1. Graduate of High School or G.E.D. or vocational school required.
2. At least one (2) years work experience in general repair and maintenance.
3. Previous experience in health care setting preferred.
4. Ability to initiate and complete written reports as assigned.
5. Specialty in at least one trade preferred.
6. Must have valid driver's license and dependable
