Maintenance Director - Senior Living

We are seeking an experienced and dedicated Maintenance Director to join our team in Sarasota, FL. This role is crucial in ensuring the comfort, safety, and well-being of our residents while maintaining compliance with state regulations.

Key Responsibilities:

• Oversee the maintenance of buildings, grounds, security systems, and mechanical assets.
• Supervise housekeeping & laundry services.
• Develop and implement a comprehensive preventative maintenance program
• Manage vendor relationships and negotiate service contracts
• Conduct pre-occupancy apartment inspections
• Handle after-hours maintenance emergencies as needed
• Ensure compliance with federal, state, and local regulations and life safety codes
• Maintain up-to-date documentation for all inspections, drills, and compliance-related activities.
• Prioritize life safety items and ensure timely completion of all related preventive maintenance tasks.
• Review and manage monthly financial statements and budget data
• Oversee staff scheduling and development

Qualifications:

• High School Diploma required; Bachelor's or Technical degree in a related field preferred
• Expereince with preventative maintenance and repairs, including HVAC, plumbing and electrical systems
• Knowledge of fire panels, emergency response systems, and disaster preparedness
• Strong understanding of relevant state statutes governing senior living communities
• Familiarity with Florida's health care facility regulations, particularly those related to assisted living facilities.
• Experience with compliance documentation and state inspections
• Strong leadership and communication skills
