POSITION SUMMARY:
The Equipment Operator is responsible for supporting and assisting maintenance personnel as directed by the Maintenance Supervisor. Duties include sweeping common project development roadways, resort & golf parking lots, handling service calls, support recycle program pickups, operate forklifts, front loaders, water truck, dumb truck, part/materials route driver when needed. Support various projects throughout the development as needed.
Job Duties & Responsibilities:
• Able to operate bobcat front loader, auger, buckets, Gannon, backhoe, attachments.
• Perform necessary general maintenance duties as requested to the Shelde Building, WHPDA maintenance facility and other WHPDA property assets.
• Ensure that properties and assigned areas are being properly swept and maintained by coordinating with Maintenance Supervisor to outline all schedules.
• Responsible for facilitating the recycle program, ensure bins emptied, returned, monitor program.
• Perform common area maintenance throughout the development.
• Support all departments with furniture moves and relocation.
• Coordinate with Maintenance Supervisor and scheduled heavy equipment work duties at various project locations throughout the development.
• Conduct weekly site inspections of all buildings, both landscape and common areas.
• Assist with irrigation repairs, water line breaks, faulty irrigation valves and drip systems.
• Perform landscaping duties requiring the use of chain saws and weed eaters as needed.
• Responsible for reporting all operational activity to the Maintenance Supervisor through written and oral communication, monitor all areas of sweeping responsibilities.
• Coordinates with Maintenance Supervisor to plan, develop and carry out work assignments from business entities that we manage to support and assist all departments.
• Perform additional responsibilities, although not detailed as requested by a Supervisor/Director, at any time.
• Respond to emergencies or issues related to the project development as needed.
Key Qualifications-Education & Work Experience:
• Must be at least 21 years of age and possess a highs school diploma or GED.
• Must possess a valid AZ driver's license and provide proof of past driving record for thirty-nine (39) months from the Department of Motor Vehicles. GRIC driver's permit will be required,drive certification needed to drive all community vehicles.
• Minimum of three years related experience driving and operating construction and maintenance equipment and hand-held power tools.
• Previous general landscaping and maintenance experience required.
• Training in CPR and First Aid preferred, but not required.
• Must pass pre-employment drug screen prior to assuming position.
• Must acknowledge and agree to maintain a drug-free workplace as a condition of employment.

• Ability to operate heavy equipment as loaders, sweepers, water truck and tractors.

• Knowledge of emergency procedures relative to fire, life, and safety procedures.

• Capable of coordinating & working with facilities maintenance staff on plans, and project development goals and business entities within the project development.
• Ability to perform other duties and responsibilities as assigned.
Computer Skills: Basic knowledge of the Microsoft Suite, Outlook.
Language Ability: Ability to write and speak effectively. Provide verbal and written reports as needed.
Math Skills: Ability to work with mathematical and apply such concepts to practical situations.
Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in all formats and deal with both abstract and concrete variables.
Working Conditions: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Work will be performed both inside and outside on a regular basis, in most weather conditions.
Work is performed both outside and inside; outside work is performed in most kinds of weather with exposure to extreme heat, fumes, and direct sunlight. Work is performed primarily in a construction and maintenance setting. The noise level in the work environment is usually moderate to loud.
Evening, night, weekend, and holiday work is required. Extended hours and irregular shifts may be required.
Employee must be in a physical condition adequate to meet the physical and emotional demands of the assigned duties.
Physical Demands: While performing the duties of this job, the employee is regularly required to sit for an entire shift/extended period of time. The employee occasionally is required to stand; and bend, climb, stoop, lift, carry, push, kneel, crouch, or crawl. The employee must regularly lift and/or move 15 pounds, and occasionally lift and/or move up to 25 pounds.
