Objective: The Maintenance HVAC/R Technician 2 effectively improves and repairs air quality units in buildings and departments to provide a safe and well-maintained work environment in an exemplary manner according to the company quality policies. The Maintenance HVAC/R Technician 2 effectively improves and repairs cafeteria refrigeration units and ventilation system to provide a safe and well maintained environment in order to provide a safe and relaxing atmosphere.
Qualified candidates will possess the following Minimum Requirements:
- High school diploma or GED
- Completion of an Associate's Degree in HVAC
- EPA Certification for refrigerant recovery, repair and installation
- Minimum three years' experience in HVAC (five years preferred)
- Experience utilizing the different types of refrigerants and oils relative to specific applications
- Advanced working knowledge of refrigeration systems including four main parts and functions, changes of pressure, and states of gas as it moves through the system
- Ability to test for and receive Industry Competency Exams (ICE) certifications and keep up-to-date on mechanical codes
- Ability to lead large projects with vendors and inside staff
- Ability to train and lead HVAC/R Technician 1's
- Ability to pass written and practical tests to obtain company hi-lo/forklift and crane license
- Proven mechanical inclination and general math and manufacturing knowledge through standardized tests
- Computer literacy
- Excellent interpersonal skills
- Ability to lift 50 pounds
- Must not wear tinted safety glasses, or have a need for tinted safety glasses
- An excellent work record, including attendance
Essential Functions:
Project Management/ HVAC/R Installations:
- Create and update a current list of all air makeups, split systems, combo units, furnaces, boilers, filtration units and refrigeration units.
- Perform electrical work from 24v through 480v three-phase, ac/dc for installations, repairs and troubleshooting of controls and components.
- Perform installations and maintenance repairs, including plumbing, of water fountains, dishwashers, pressure washers, sinks and fire suppression systems.
- Repair and maintain machines and mechanical equipment in accordance with diagrams, sketches, operational manuals and manufacturer's specifications.
- Assist Maintenance Technicians, Electricians, Facilities team and outside contractors in major maintenance projects and repairs.
Troubleshooting/Preventative Maintenance:
- Create proper Preventative Maintenance schedules and, if necessary, assign asset numbers to existing, replacement and new equipment, in order to plan the most efficient performance for all HVAC/R equipment.
- Efficiently and effectively perform routine maintenance on all previously defined HVAC/R equipment.
- Perform daily/weekly/monthly preventative maintenance inspections and repairs of the 5 air-compressors and 3 air driers in the 50 Cottage Grove facility, along with their respective filters.
- Contact local vendors for pricing and availability of parts needed for proper repair of units, either for preventative maintenance or service.
Record-Keeping/EAM:
- Complete appropriate paperwork, including machine documentation, panel documentation, and preventive maintenance records to ensure adequate documentation needed to enhance the elimination of equipment downtime.
- Document hours and work order activity daily in record-keeping system-Electronic Asset Management (EAM).
- Provide a bill of material and marked up prints after installations are complete in order to ensure up to date logic and spare parts documentation. Provide a bill of material and marked up prints after modifications or repairs are complete, along with Preventative Maintenance upgrade/update suggestions to avoid future repetitive repairs.
Continuous Improvement/Lean Principles:
- Identify and attempt to eliminate areas of waste for better efficiency and overall HVAC/R needs.
- Participate in, and support lean initiatives such as continuous improvement events and problem solving events, identifying and eliminating all types of waste
- Suggest and implement ideas to increase personal and departmental efficiency. Communicate potential cost savings to other Technicians and Team Leaders.
- Participate in 8D and 5-Why problem solving teams.
Quality:
- Ensure that equipment preventative maintenance and repairs are done to quality standards.
- Assist in updating HVAC/R drawings, blueprints, and schematics according to code requirements, service manuals and manufacturers' specifications.
- Continue to keep up with the latest changes in HVAC/R through continued education (college courses, manufacturers' seminars, vendor's courses, and reading.)
Safety/5S:
- Consistently adhere to, and support, company policies and procedures, including ISO, TS 16949 and safety regulations.
- Follow all safety procedures, including MIOSHA regulatory requirements regarding machinery and Personal Protective Equipment (PPE), controls, safety devices, lock-out/tag-out, use of coolants, and die block procedures.
- Operate department Hilo(s), boom lifts, scissors lifts, and overhead cranes.
- Identify potential safety issues and take appropriate action. Ensure environment is free of avoidable risks, and report concerns immediately, taking appropriate action to immediately rectify and resolve.
- Organize and maintain personal work area and maintenance area per 5S standards. Notify Team Leader if repair or replacement of machinery or equipment is needed.
