The Maintenance IV position is responsible for performing scheduled preventive maintenance on equipment throughout the hospital. Responsible for complex mechanical, inspections, monitoring activities, servicing, making repairs and overhaul of equipment and facilities. Plan, organize and complete complex projects. Serves as a subject matter expert, with little to no supervision, in areas such as electrical, plumbing and/or heating/ventilation/air conditioning (HVAC) as described by the Iowa Department of Public Health Bureau. Works closely with Department Management to assist with daily planning of lower-level projects.

Responsibilities:Project Work
- Repair pipes, fittings, and plumbing fixtures to maintain the heating, water, gas, and drainage systems throughout the hospital as assigned.
- Responds to fire alarms with all-purpose fire extinguishers; responds to disaster alerts and drills; maintains internal security and continuation of utilities during these emergencies.
- Assist other trade personnel as needed in handling materials on major repair or installation projects.
- Consults with supervisor concerning assignments and keeps supervisor informed of activities, needs and problems.
- Assembles moves, installs, and repairs equipment, furniture and fixtures used throughout the hospital; responds to problems that arise.
- Ensures adequate levels of supplies, materials, equipment; orders/requisitions tools and materials as needed for assigned work; advises supervisor when reordering necessary.
Preventative Maintenance
- Operates and maintains boilers. Observes various meters and gauges and takes appropriate action for safe operation. Follows preventative maintenance schedule.
- Keeps log on each boiler and chillers. Reports major repairs, needs and unsafe conditions to manager.
- Plans, organizes, and completes complex projects in the areas of electrical, plumbing, heating air conditioning, carpentry, etc. and acts as of the subject matter expert for other staff in these areas.
- Performs periodic inspection of mechanical rooms throughout the hospital to ensure proper operation of heat, air conditioning, ventilation, and medical support equipment (e.g., vacuum pumps, air compressors). Monitors equipment gauges and meter; inspect equipment and machinery to ascertain leakage, faulty operation, irregularities, malfunctions, leaking water, and steam pipes; makes and records repairs or adjustments.
- Services and operates hospital-owned vehicles and maintenance equipment; makes all repairs with capability for which equipment is available.
Record Keeping
- Daily record keeping input into work order system to monitor work orders and completion of daily assignments.
Qualifications:
Minimum Requirements:
- High school graduate or equivalent
- One to two years related training and experience in heating/ventilation/air conditioning (HVAC.)
- Licensed to practice in the State of Iowa in the following trade: heating/ventilation/air conditioning (HVAC)
- Valid Iowa driver’s license for at least three years with an acceptable or clear rating according to the Motor Vehicle Record chart. (see below):
- Must have a minimum of 2 years driving experience with no record of DUI, DWI, or similar alcohol or drug related offenses over the past 5 years.
- In addition there will be no record of reckless driving, careless driving, speeding over 15 miles above the speed limit, fleeing or eluding a police officer, chemical test refusal, leaving the scene of an accident, driving after revocation or suspension, or passing a stopped school bus in the last 5 years
- Basic computer Knowledge using word processing, spreadsheet, email, and web browser.
- Use of basic hand tools and power equipment.
- Able to operate manual and automatic transmission vehicles.
