About the Job
WinnCompanies is looking for a dedicated Maintenance Manager to join our military housing team at Fort Campbell, KY.
In this role, you will be responsible for directing the daily maintenance operations, including the service order team, change of occupancy maintenance team and warehouse activities. You will confirm that maintenance standards are achieved and sustained in accordance with project objectives.
Responsibilities
- Ensure the that all policies, procedures, standards and reporting requirements are and effectively communicated to all employees, adhered to and properly implemented and delivered accurately and timely.
- Work with site leadership on strategies for accountability and setting of goals and quality standards. Ensure Project Incentive Matrix, KPIs are met through financial and customer service goals.
- Ensure scope and tasks required are identified for Change of Occupancy schedule including accurate estimations of time and cost to complete repairs.
- Direct preventative maintenance plan including individual homes, playgrounds, amenities and facilities.
- Support the Field Supervisor in the organization of workflow scheduling and project scheduling.
- Manage scheduled curb-appeal and other work for entire project to include street-sweeping, pressure-washing, preventive maintenance, etc.
- Utilize the YARDI database to manage maintenance work, procurement, resident records, etc.
- Act as a point of contact for residents and employees to report issues or concerns, and work diligently to resolve problems in a timely and efficient manner.
- Participate in hire, termination, and progressive discipline in coordination with HR and provide regular updates to DPM, DOM and Facilities. Work with leadership to improve employee engagement and retention.
- Actively participate in recruitment process for all maintenance personnel and structure or compensation adjustments for maintenance personnel. Oversee 16 Maintenance Technicians and Field Supervisor.
- Review Open Position Report & work with Managers to fill the positions in a timely manner.
- Partner with HR, Director of Property Management, Director Of Facilities and VP of Facilities on overall site performance.
- Perform Quality Control checks to ensure time and quality expectations are met.
- Work with Director of Facilities to provide support as required to provide accurate forecast of Controllable Expenses.
- Responsible for generation of the Project Budget and Business plan for maintenance and capital expenses and projects.
- Participate in site safety and environmental programs, coordinating with regional Lendlease safety and environmental managers on improvement efforts during emergency situations, such as fires and floods, during and after normal business hours.
- Conduct incident investigation in coordination with safety personnel and provide report and recommendations for improvement and implementation of agreed actions.
- Ensure that all contracts for capital projects and ongoing maintenance are coordinated, properly bid, and completed in accordance with company standards.
- Serve as a liaison between maintenance and property management departments facilitating effective communication.
- Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues. Make recommendations for solutions and ensures solutions are implemented by appropriate staff.
Requirements
- High school diploma or GED equivalent.
- 3-5 years of relevant work experience.
- 1-3 years of supervisory/management experience.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Hands-on experience in a residential maintenance capacity.
- Experience with computer systems, particularly Microsoft Office.
- Outstanding leadership skills including coaching, performance review, employee engagement and retention.
- Excellent customer service skills.
- Ability to manage multiple assignments and tasks simultaneously.

- Vocational or technical training.
