The Maintenance Manager is responsible for managing all maintenance services for assigned sites. The Maintenance Manager ensures that all grounds and equipment are in good working order to ensure a safe, attractive and enjoyable living environment for individuals receiving services.
MAINTENANCE MANAGER
- Full-time position available
- Monday through Friday; 8:00 am-4:30 pm
- Salaried position @ $65k-$70k based on experience
- Maintain our Congregate Living Health Facilities (CLHF) and Adult Residential Facilities (ARF) in:
- Artesia, CA
- San Dimas, CA
- Santa Ana, CA
- Additional facilities that may fall under your supervision
- Orange, CA
- La Habra Heights, CA
- Garden Grove, CA
- La Mesa, CA
- Company vehicle and tools provided

ESSENTIAL JOB FUNCTIONS
To perform this job successfully, an individual must be able to satisfactorily perform each essential function listed below:
- Oversees ongoing preventative maintenance programs for assigned sites. Recommends major maintenance and betterment programs and implements policies and procedures for maintenance activities.
- Plans and schedules work assignments of maintenance staff to accomplish workload with available resources and equipment.
- Analyzes and resolves complaints pertaining to personnel, services, and equipment.
- Ensures completion of all work orders
- Manages outside contractors to ensure quality of work delivered.
- Arranges and coordinates proposals and bids from contractors and servicing companies as assigned.
- Maintains relationships with building inspectors, fire marshal, and vendors.
- Participates in budget planning for maintenance department.
- Develops, communicates, and oversees compliance with departmental procedures for maintenance and operation of buildings.
- Maintains the building and grounds in compliance with Federal, State, and local laws.
- Monitors adherence to safety standards and regulations, including Globally Harmonized System (GHS) requirements.
- Maintains operational records/data
- Ensures fire alarm system, including smoke and heat detectors, and fire pull are in working order.
- Assists in disaster plans as appropriate.
- Repairs and performs routine maintenance on kitchen, housekeeping, and other mechanical equipment. Monitors and assists in basic maintenance of facility vehicles.
- Drafts plans for building needs. Reads blueprints and implements work accordingly. Wires buildings for computer networking. Inspects and repairs all damages to building surfaces.
- Plans and directs inventory control program for equipment, parts and supplies. Oversees the establishment of accounts with material vendors. Orders and maintains necessary maintenance supplies.
- Performs other related duties and activities as required
SUPERVISORY RESPONSIBILITIES
- Directs and supervises maintenance workers, including performance evaluations, scheduling, orientation, and training. Makes decisions on employee hires, transfers, promotions, salary changes, discipline, terminations, and similar actions. Resolves employee problems within position responsibilities. May also supervise housekeeping staff.
MINIMUM QUALIFICATIONS
The requirements listed below are representative of the knowledge, skill, and/or abilities required to perform the job:
Education and Experience:
- Three to four years of related experience with a minimum of one year supervisory experience.
- Advanced technical training preferred.
Certificates, Licenses, and Registrations:
- Current contractor license as required by state.
- Current driver’s license
Other Skills and Abilities:
- Working knowledge and ability to handle maintenance equipment.
- Working knowledge of safety codes/regulations
Other Requirements:
- Travel as needed
Physical Requirements:
- Medium Work. Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
