We are pursuing an experienced working Maintenance Supervisor to lead a service team and oversee maintenance for a class A property. The ideal candidate is organized, responsive, possesses 5 years of apartment maintenance experience, 3 years as a working supervisor, is CPO and EPA certified and possesses strong maintenance skills.
Summary of Role:
The Maintenance Supervisor plays a crucial role in ensuring the smooth operation and safety of NewCastle properties. This position is responsible for inspecting and identifying issues, overseeing and completion of needed repairs and preventive maintenance, and supervising maintenance team members and operations.
Essential Duties and Responsibilities
- Oversee and ensure completion of apartment work orders and apartment turnovers.
- Perform general carpentry work including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Maintain and repair appliances, plumbing, electrical work, and major HVAC repairs, to include but not limited to, full change outs, TXVs, or coil replacements.
- Assist in the maintenance and upkeep of communal areas, property buildings, and pool maintenance.
- Provide exceptional customer service to our clients.
- Manage the turnover schedule including in-house moves, coordinate with vendors to ensure smooth, timely move-in process.
- Manage turnkey operations and partner with Property Manager in the overall maintenance of the community.
- Responsible for managing inventory and ordering supplies as needed to ensure work orders and turnovers are completed to schedule.
- Supervise the documentation in the system to track work orders and timely preventative maintenance.
- Serve as the primary point of contact with the Property Manager in the event of property emergencies.
- Participate in the recruitment, onboarding, training, management, and offboarding of maintenance team members at their property.
- Work with the Property Manager to manage the Maintenance Budget.
- Responsible for keeping the Property Manager updated on maintenance operations.
- Manages the training and development of the maintenance team members under the supervision of the Property Manager.
- Responsible for managing and overseeing power washing and snow removal at the property.
- Other duties as assigned.
Requirements & Qualifications:
- Excellent communication, problem-solving and customer service skills.
- 5 years of apartment maintenance with 3 years of supervisory experience.
- Strong, proven knowledge of HVAC(3 years), plumbing, electrical, carpentry, sheetrock and appliance repair.
- Excellent organization and time management skills with the ability to be self-directed.
- Availability to take after-hours and on-call emergencies (rotation basis).
- Experience using computers and online platforms, Onesite experience preferred.
- High school diploma or GED
- Valid HVAC and CPO Certification and maintain good standing.
- Reliable transportation and a valid Driver’s License required.
- Able to stand and walk for extended periods of time, taking stairs on occasion, and traverse the property and facilities to diagnose building issues and plan repairs or maintenance.
- Physical ability and dexterity to handle tools and machinery skillfully
- Endurance to perform tasks such as lifting heavy objects, and operating tools and equipment.
- Able to lift at least 100 lbs.
